Sunshine Coast property prices have reached record levels again, with a dramatic rise since the onset of COVID-19.

The region’s median house price reached $1.042 million in March, according to real estate experts PropTrack.

That’s a slight increase from a month earlier ($1.04 million) and was a significant leap in quarterly growth (up 2.7 per cent) and yearly growth (8.81 per cent).

Houses were worth a staggering 69.48 per cent more than they were in March 2020, a few months into the pandemic.

The region’s median unit price ($764,000) was also on the rise. It’s experienced 3.29 per cent quarterly growth, 8.05 per cent yearly growth and 62 per cent growth since March 2020.

PropTrack senior economist Eleanor Creagh said Sunshine Coast property was “one of the top-performing markets in the country”.

She said there were several reasons why.

“Closed international borders and more time at home (during the pandemic) saw housing preferences shift,” she said.

“Smaller household sizes, space and lifestyle became a higher priority, proximity to the CBD less so.

“As a result, many looked toward property in the Sunshine Coast.

“Remote work trends, relative affordability and those preference shifts drove strong population growth and housing demand on the Sunshine Coast.

“Market conditions were characterised by high buyer demand but also low supply through the pandemic period, which created tough competition for buyers, but great outcomes for sellers.”

Regional Queensland was the highest growth market in the country (66.2 per cent compared to 33.9 per cent nationally) since the onset of the pandemic.

Wide Bay led the way, with 80.5 per cent growth.
