New data has revealed the top 10 most expensive streets in the region, with those boasting water views dominating the rankings.

The data, compiled by Ray White using information from all agencies, shows the streets with the highest median sales during the three years starting from February 2021.

The most expensive street on the greater Sunshine Coast over that time was Noosa Parade in Noosa Heads, with a median sale price of $16.5m.

Arakoon Crescent at Sunshine Beach had the next highest median price of $13.625m. Both Noosa Parade and Arakoon Crescent were also the most expensive streets in all of Queensland.

Five of the top 10 also appeared in last year’s list of the most expensive streets.

Ray White Group analyst Jemima White said there was a common trend among the streets in the top 10.

“These streets are either riverfront or beachfront in the most popular spots in the Sunshine Coast,” she said.

“The properties on these streets are large, often newly renovated with infinity pools, spas, gyms – the list goes on. So these streets represent the premium not only for beachfront/riverfront but also for beautiful large and finished homes.

This beachfront Arakoon Crescent property at Sunshine Beach sold for $14.2m.

“Not only are Noosa Parade and Arakoon Crescent the most expensive streets in the Sunshine Coast, they top the state as well. And their median prices aren’t far off Australia’s most expensive street, Wolseley Crescent in Sydney’s Point Piper at $23,500,000.

“This is evidence of such a high demand Australians have in owning a river and beachfront property in one of the country’s most sought-after holiday destinations.”

Ms White said the controlled supply of properties on streets so close to city centres and “beautiful environmental assets” have created a strong desire and exclusivity to owning property in those places, meaning when they come up for sale they are sold quickly.

“Tourism in Noosa is continuing to grow with the number of visitors in 2022-23 up on pre-COVID levels and highest in the state,” she said.

“So we’ve seen growth in median weekly asking rents in Noosa grow to be the second highest in the state.

“The significant proportion of the property owners on these expensive streets are wealthy families that live in capital cities around Australia and have their homes here as a holiday property.

“This aspect of the Sunshine Coast, particularly Noosa, makes buying here even more attractive as they know there is the option of renting it out and earning high rental income when the properties aren’t being used.”

The top 10 most expensive streets for median sales on the Sunshine Coast were:

1. Noosa Parade, Noosa Heads – $16,500,000
2. Arakoon Crescent, Sunshine Beach – $13,625,000
3. Witta Circle, Noosa Heads – $10,125,000
4. Mossman Court, Noosa Heads – $9,000,000
5. Kareela Avenue, Noosa Heads – $7,950,000
6. Minyama Island, Minyama – $7,700,000
7. Park Crescent, Sunshine Beach – $7,175,000
8. Allambi Rise, Noosa Heads – $6,200,000
9. Mcanally Drive, Sunshine Beach – $6,100,000
10. Wyuna Drive, Noosaville – $6,000,000

Semi-detached house and duplex sales were considered house sales, while commercial sales were excluded from all calculations. Streets were excluded if they failed to accrue three sales or more since February 2021.
