The first sod has officially been turned on a five-storey luxury oceanfront development on one of the most tightly held streets on the Coast.
With prices starting at more than $5 million, Lagune Moffat Beach will sit atop Queen of Colonies Parade, with uninterrupted north-facing views over the cliff edge to the ocean.

The apartments are the latest project by Brisbane-based Joe Adsett Architects and will offer views from Moffat Headland that will “never be built out”.
The luxe residences will sit next to the ultra-opulent Honu apartments, where prices start at $3.35 million for a ground-floor unit.
After Honu, Lagune will be the second development on the prime patch in 15 years by the award-winning firm, which specialises in “subtropical modernism”.
Once completed the project will comprise five full-floor apartments, two pools, direct lift access, wrap-around balconies, full-height glazing, outdoor showers and expansive ocean views to Point Cartwright.
Mr Adsett said the development would deliver new “sky homes” for the Coast.
“Lagune Moffat Beach showcases a huge milestone for the team, as we continue to design and deliver house-sized sky homes to north-facing beachfront living,” he said.
He said the wave-form arcs of the facade framed the views of the coastline and linked the building to its natural surroundings.
Each residence is arranged to maximise cross-flow, natural light and functionality.
Each of the five full-floor apartments will offer four bedrooms, three-and-a-half bathrooms, a central courtyard, direct lift access and two car spaces, and range in size from 294sqm.
The development is being delivered by Noosa-based boutique builder Archend.
Archend director Alex Hansen said the company was excited to be partnering with the Joe Adsett team to deliver the project.
Mr Adsett said the residences drew inspiration from the surrounding natural elements of the coastline and local flora.
“The uniqueness of the location is all to do with the natural beauty that’s afforded by a north-facing beach where you get these rocky outcrops, beautiful headlands and great surfing breaks,” he said.
He said demand had been growing at the premium end of the market, with new developments catering for buyers looking for luxury and lifestyle.
Anne Flaherty, an economist at realestate.com.au, said buyers had increasingly been waking up to the attraction of Moffat Beach.
The median house price in Moffat Beach has increased by 45.7 per cent and the median apartment price by 36 per cent the 12 months leading up to the fourth quarter of 2022, according to realestate.com.au data.
Mr Adsett said the beach hamlet was less developed than other nearby beach locations like Mooloolaba, meaning opportunities to buy into the community have been limited.
“With very little new development in the area, the architecturally designed Lagune is something special,” he said.
Construction follows a strong interest in the project, with only two residences remaining. Prices start at $5.1 million.
