Plans to expand and transform a long-standing Sunshine Coast caravan site have reached the public feedback stage, giving residents their first formal opportunity to comment on the proposal.

The application, submitted to Sunshine Coast Council in January, concerns Sunseeker Caravan Park at 96 Caloundra Rd, Little Mountain, with plans to convert the site into a relocatable home park and increase the number of sites from 71 to 136.

The proposal, lodged by Avari No 22 Pty Ltd, would retain 31 existing permanent sites, convert 40 existing sites to permanent accommodation and add 65 new permanent sites. The southern portion of the 4.33ha site would be developed to accommodate the additional dwellings.

The planning assessment says the project would provide more affordable housing options in the area, with the compact relocatable homes described as a potentially more affordable housing type.

It also notes the site sits within a predominantly residential area and is not close to typical tourist attractions such as beaches or shopping and dining precincts. The report argues those characteristics make the site better suited to an affordable housing outcome rather than its traditional tourist-focused use.

The proposed sites would range from about 95sqm to more than 250sqm, with the plans including 136 resident car spaces and 41 visitor spaces.

The plans show a mix of relocatable home types, with typical site arrangements including one- to two-bedroom and two- to three-bedroom homes.

The development plans also include landscape buffers along boundaries and additional setbacks in parts of the site.

Existing communal facilities would also be upgraded, while a new recreation area is proposed at the rear of the site.

In total, about 4839sqm would be dedicated to communal open space, including areas for a pool, recreation hall, pathways and seating. The plans also show existing communal space being re-embellished and visitor parking being relocated or added in parts of the site.

The site has been associated with a caravan park since the 1980s and was put on the market in 2024 after being owned by the same family for about 40 years.
