A rare waterfront block of three units is up for sale on the Sunshine Coast.
The property, at 10 Maloja Avenue, Caloundra, known as Sunset Shoals, sits on a 476sqm block with deep-water access and a private jetty.
It comprises two two-bedroom units and a 216sqm penthouse, with the three residences separately titled and being sold together.
Selling agent and David Millar Real Estate principal David Millar said the property’s position put it in a relatively small category of Sunshine Coast properties.
“Deep water frontage is very, very scarce,” he said.
The property is being sold by Judy Fullerton, the matriarch of the Fullerton family, which has farmed in the Glass House Mountains region since 1914.
The family initially grew pineapples, citrus and watermelons before planting its first macadamias in 1996.
The family now has more than 200ha of macadamias in production as well as significant pineapple holdings.
Ms Fullerton purchased one of the Maloja Avenue units through Mr Millar in 1995. Her late husband Barry died in 2014, and she has remained living in one of the apartments. She now wishes to move on, elsewhere in the suburb.
The penthouse has three bedrooms, a master bedroom with walk-in robe and ensuite, sitting room, separate bar, study, bathroom, laundry and kitchen, dining and living areas. It also has lift access.
The property went on the market in late August and has attracted a number of inquiries.
Mr Millar said most of the interest had come from South-East Queensland, with developers generally not among those making inquiries.
“Despite that, it has got development potential and it is deep-water frontage and different people see it in different ways,” he said.
No asking price has been disclosed. Mr Millar said the land value was about $7 million and estimated the existing 450sqm of building area would cost about $5 million to construct today.
He said the property was difficult to compare with other sales because of its position and configuration.
“We’re getting up into fairly unusual territory which have the unique prices,” he said.
