A distinctive waterfront property combining commercial suites and two luxury penthouses is set to change hands.

No. 235 Bradman Avenue, on the banks of the Maroochy River at Maroochydore, is heading to auction on September 18.

The listing comes as local buyer curiosity in the region recalibrates following post-pandemic highs. According to Google Trends data tracking, Queensland-based searches for ‘sunshine coast real estate’ is down seven per cent compared to the preceding year, and down seven per cent against the preceding five-year average, stabilising into a steady baseline after peak demand in early 2022.

The 906sqm mixed-use building has three allied health suites including Sunshine Coast Couples Clinic, the Riverview Mind Clinic and the Skin Effect and the top floor consists of two oversized two-bedroom penthouses.

The building was designed by Reitsma and Associates and constructed by award-winning builder Planet Homes, and the property has 20m of frontage.

Ray White Commercial Retail partner and head of Queensland Michael Feltoe said it was a rarity.

“You could not replicate this building today at any price a developer would underwrite,” he said.

“Every penthouse detail the river outlook, the finishes was built for the vendor’s own family to live in, not to a cost plan. That’s what makes this a trophy asset.”

The fully-leased building, constructed in 2020, generates a gross income of $324,943 plus GST per annum with 14 on-site car parks including two lock-up garages reserved for residential tenants. Commercial rents sit between $456 and $492/sqm net.

RWC Retail sales executive Oscar Little lauded the location of the property.

“Maroochydore is home to Australia’s largest greenfield CBD project, with billions of dollars flowing into this area over the next decade,” he said,

“Buyers are getting an architectural landmark, on the river, in a location that’s only going to get stronger.”

The auction will be held in Brisbane.
