Community feedback is being sought about rezoning around 20ha of land in a hinterland town.
A proposed amendment to the Noosa Plan 2020 would rezone part of a Cooroy site to help meet the shire’s future employment needs.
Amendment No. 4 proposes changing a section of land at 94 and 170 Holts Road, Cooroy, from Rural Zone to Industry Zone, including Low Impact Industry.
The remaining 13.8ha of the 33.78-ha site would be zoned Environment and Conservation to protect areas with significant environmental values and development constraints.
Council director of environment and strategy Kim Rawlings said the proposal aimed to balance future jobs and business growth with environmental protection.
“This proposed amendment is about planning for Noosa’s future employment needs while ensuring environmental values and community interests are carefully considered,” Ms Rawlings said.
“The Holts Road site has been identified through regional and local planning investigations as a suitable location to support employment land supply, close to existing industrial activities and major transport connections.”
Ms Rawlings encouraged residents, businesses and stakeholders to review the proposal and provide feedback.
The amendment implements recommendations from the Noosa Economic Development Strategy 2021, the Noosa Employment Lands Review and the SEQ Regional Plan 2023 to increase employment land while protecting environmentally significant and constrained areas.

The draft amendment and mapping are available online through Your Say Noosa and council’s Noosa Plan ePlan portal. Hard copies can also be viewed at Cooroy Library and council’s customer service centre in Tewantin.
Affected landowners and nearby properties within 500m of the site will receive written notification, while council will also consult business groups, industry representatives, community organisations and traditional owners.
Following the consultation period, council will consider all submissions before forwarding the proposed amendment to the state government for final review.
Submissions are open until August 23 via the Your Say Noosa website.
