The next batch of lots in the Sunshine Coast’s fastest-growing corridor will be released this week, as pressure builds to keep pace with the region’s surging population growth.
Stockland will release 27 additional homesites within Caloundra South’s Gagalba on Saturday, May 9.
It comes after the suburb’s successful first release earlier this year, with all sites snapped up within a day.
The second release includes lots ranging from 213sqm to 496sqm, as the developer continues its push to expand housing supply within what is already Australia’s largest masterplanned community.
The new suburb, located south of Banya, is expected to eventually deliver 6000 dwellings and is Aura’s fourth and final planned suburb.
The Sunshine Coast is experiencing a population boom that shows little sign of slowing.

According to Sunshine Coast Council projections, the region has grown by more than 80,000 residents over the past decade, with another 8000 people expected to move to the area each year. By 2041, the population is forecast to exceed 500,000.
Stockland development director Josh Sondergeld said the continued rollout of Gagalba was aimed at responding to growing housing demand across the region.
“The Sunshine Coast continues to attract new residents who are drawn to its coastal lifestyle, and there’s a clear need for more homes that offer choice, affordability and long-term liveability,” he said.
The suburb will include four proposed public and private schools, up to four childcare centres, four sports parks, a retail precinct, neighbourhood centres and a future lake.

The suburb also connects to the Bells Creek South corridor and sits near the Bells Creek Arterial Road, providing access to the Bruce Highway.
Mr Sondergeld said the focus remained on delivering long-term community infrastructure alongside housing.
“As Aura continues to grow, we’re committed to delivering not just homes to accommodate population growth, but the infrastructure, essential services and green spaces that support healthy, connected communities over time,” he said.
Aura is currently home to around 14,000 residents.
