Three adjoining properties have hit the market in a coastal commercial precinct.

Numbers 8, 10 and 12 Lanyana Way, at Noosa Heads, have been offered for sale via expressions of interest.

The freehold properties, presented by Ray White Commercial Noosa & Sunshine Coast’s Paul Butler and David Brinkley, are in the heart of the vibrant Noosa Junction business and retail area.

Tenants include health-focused cafe Vanilla Food, boutique fashion retailer Domini Collective and holistic wellness space Tula Medicina Apothecary.

Mr Butler said the properties are positioned on a 1636sqm combined landholding, with 58.7m of frontage to Lanyana Way.

“Opportunities of this scale and flexibility in Noosa Junction are incredibly scarce,” he said.

The three properties along Lanyana Way are opposite a shopping centre with supermarket, and within walking distance of Noosa Main Beach and iconic Hastings Street.

“To secure three adjoining freehold titles in such a prime position is something we simply don’t see come to market often.”

Zoned ‘Major Centre’, the properties allow for a wide range of future development outcomes including commercial, retail, hospitality, medical and mixed-use residential projects.

Mr Brinkley said the zoning provided investors and developers with the ability to reposition, redevelop or landbank within a precinct experiencing sustained growth.

Mr Butler said the area held great appeal.

Mr Brinkley said the properties are expected to attract plenty of interest, from private investors, syndicates, developers and owner-occupiers.

“The Sunshine Coast, and Noosa in particular, continues to outperform due to its unique blend of lifestyle and economic drivers,” he said. “This offering captures both.”

A 195-unit complex with commercial and retail space, onsite parking and communal facilities was previously proposed for 2, 6, 8, 10 Lanyana Way under the State Facilitated Development process.
