Property buyers from around the world have signalled their interest in a huge parcel of land about 30km from a famous beach.

Inquiries have been made about a 1644-hectare (4062 acre) farm at Como, north of tourist haven Noosa Heads.

Rural real estate specialist David Leeds said the site is believed to be “the largest single freehold property in the Noosa shire”.

“It is a former cattle station, which has been extensively redeveloped as an irrigated macadamia farm with adjoining holdings demonstrating that, under the right management, this region can outperform the more tradition growing regions around Bundaberg,” he said.

He said the land was perfect for agriculture and for land banking.

“(There is) extensive macadamia planting developed to the highest possible standards with potential for further development, extremely secure water holdings including two dams and six bores to complement the 1500mm (annual) rainfall. (It has) extensive natural capital opportunities.

“(It would suit) high net worth individuals, along with developers, looking for a land banking opportunity with income until the property is development ready,” he said.

The real estate listing dubbed the site a “trophy corporate turnkey investment”.

The property includes a house and pool.

Mr Leeds said he had received inquiries from “domestic and international investors”.

The property, known as Noosa Natural Farm, is expected to sell for a relative fortune.

“Other sales of established orchards are rumoured to have made up to $130,000 to $150,000 per hectare, while underlying grazing values demonstrate rates of up to $20,000 per acre,” Mr Leeds said.

“The great unknown is what the underlying development potential of the land is just 30km from Noosa.”

The farm already boasts agriculture and has potential for more.

The property is earmarked in the top tier of prices on realestate.com.au ($15 million+) and could be expected to sell for significantly more.

The site was a cattle station until investors/developers purchased it in 2019 and redeveloped it. They’re now looking at other opportunities.

A total of 374 hectares was planted from 2022 to 2024, with a further 325 hectares identified as suitable for future orchard expansion. The remaining land comprises grazing country supporting around 360 breeders, alongside significant conservation areas.

The sale would include a full suite of equipment including excavation machinery ideal for continued orchard development.
