The final multi-storey residential development to ever be delivered in an in-demand beachside suburb is fast gaining traction, with owner-occupiers seeking to downsize and investors alike.

Bask Bokarina by Gardner Vaughan Group (GVG) is the last apartment development within Stockland’s Oceanside master-planned community at Bokarina Beach.

Set for completion in late 2026, Bask offers 135 residential apartments across two building towers, Bask Midas and Bask Caretta, which rise seven storeys above a ground-floor retail strip housing 10 commercial leases.

Commercial director Sam Gardner said with more than 70 per cent of the project already sold, buyer interest has intensified in the remaining 3-bedroom and 4-bedroom apartments in this final release.

“Generous balconies extend each living space outward, inviting sea breezes to flow throughout the homes,” Mr Gardner said.

“This effortless connection between indoors and out defines Bask’s design — spacious, light-filled and tailored to the Sunshine Coast way of life.

“Every Bask residence is crafted to stay whisper-quiet, with commercial-grade glazing and full insulation — thoughtful touches you rarely find in coastal apartments.”

Mr Gardner added that all 3 and 4-bedroom apartments come with at least two secure basement car spaces — an increasingly rare inclusion as construction costs climb across the industry. Generous visitor parking supports both residential and commercial activity within the precinct.

Complementing the private function room and kitchen is a suite of elevated communal amenities located on the podium bridging the two towers. Residents have access to a heated pool, outdoor dining and barbecue areas, a children’s play zone and landscaped spaces.

Mr Gardner said the ground-floor retail precinct was set to include a major, locally renowned restaurant operator, health and fitness offerings, homewares, apparel and everyday retail.

Spacious kitchen and dining area in one of Bask Bokarina’s last remaining 4-bedroom apartments.

“Bokarina offers an effortless way of living, with relaxed and refined dining, local fitness studios, and everyday essentials only steps from your door, all complemented by an untouched, dog-friendly stretch of coastline just a short walk away,” he said.

Positioned between the well-known hubs of Caloundra and Mooloolaba, the suburb’s appeal lies in its pristine beachfront, limited future development and major infrastructure investment flowing into the region. With the Olympics on the horizon, transport improvements such as the rail line to Kawana, and ongoing value growth in the precinct, both owner-occupiers and investors can see a long-term upside.

Bask Bokarina offers relaxed, high rise coastal living.

“Bokarina remains one of the Sunshine Coast’s most peaceful pockets, and with Bask being the final development in the precinct, the community size is essentially capped, preserving its relaxed lifestyle,” Mr Gardner said.

“In 2025, we sold 10 properties in Bask above $2 million and three properties in the complex above $4 million.”

Recently, GVG broke the record for the suburb on the largest quantum sale by securing a $5.5m penthouse sale. It was property 1702 in the Midas Tower and it spans 275m of real estate internally.

“There’s a real depth in the buyer market in Bokarina,” Mr Gardner said.

“People are willing to invest that much money in the precinct and we feel incredibly humbled to be entrusted with such a significant financial decision.”

The communal space at Bask Bokarina is an oasis for residents and their guests.

Prices in the final release start at $1.599m for a three-bedroom apartment, with larger layouts ranging from $1.949m to $2.549m. Four-bedroom apartments begin at $3.149m, which Mr Gardner said reflected the premium nature of the remaining stock.

Bask’s strong sales momentum includes repeat buyers who have purchased in multiple GVG projects, further underscoring confidence in the precinct and in the developer.

“Gardner Vaughan Group is a local, family-grown builder-developer with roots in the Sunshine Coast and Brisbane,” Mr Gardner said.

“While we’ve delivered a wide range of projects over the decades, our focus today is firmly on multi-storey residential communities — thoughtfully designed for long-term living, lifestyle and connection.

Bask Bokarina comprises two residential towers rising seven storeys.

“We place immense value on credibility and trust, recognising that off-the-plan purchasing requires absolute confidence in the team delivering the project.”

From design through construction and settlement, GVG remains hands-on and community-focused. Its ongoing relationship with residents of Zinc Bokarina — completed just next door to Bask in 2024 — continues to be supported through an annual development event.

“It was wonderful to experience the genuine sense of community at our latest event at Zinc,” Mr Gardner said of the recent gathering.

At Bask, the sales and project teams are known for their transparency, attentiveness and willingness to guide buyers through every stage of the off-the-plan process. It’s a personalised approach that Mr Gardner admits is increasingly rare in the industry but central to GVG’s ethos.
