A $250 million development including a five-star hotel and entertainment precinct has been proposed for Sandstone Point.

The Comiskey Group, the team behind the Sandstone Point Hotel and Holiday Resort, on Thursday revealed plans for the landmark expansion south of the Sunshine Coast.

It would include the area’s first greenfield five-star hotel, featuring 202 rooms across 10 storeys and two buildings. Guests would be able to choose from one-, two- and three-bedroom suites with views of the Pumicestone Passage.

A retail and entertainment precinct is also planned. It would offer additional dining options, indoor entertainment facilities including bowling, and a tourism information centre.

The hotel’s key features include an infinity pool overlooking the water, adults-only pool with swim-up bar, wellness centre, Mediterranean-style restaurant, gym, family-friendly pools and function spaces designed for weddings, corporate retreats and social events.

The development would include enhanced event infrastructure, including upgraded concert facilities, expanded basement car parking and a dedicated bus terminal.

The Comiskey Group issued a media release stating that the project would deliver substantial economic value to the region.

Once complete, it is expected to generate 995 jobs and attract about 117,000 visitor nights annually, with visitor spending in the region projected at $143.3 million each year.

The group said that the expansion aligned with the key objectives of the Queensland Government’s Destination 2045 plan, supporting sustainable tourism growth, job creation and a stronger visitor economy.

Director Rob Comiskey said the expansion was a natural evolution at what had already become one of Queensland’s most sought-after destinations.

“My family and I have owned the land since 2011 and, from day one, we saw it as a truly special part of Moreton Bay: perfectly positioned opposite Bribie Island,” he said.

“We’ve drawn people in with live music, great dining, family-friendly facilities and the award-winning Sandstone Point Holiday Resort: now Australia’s most popular BIG4 holiday park.

“Over time, demand has only grown. To meet that and take the experience to the next level, we’re expanding and elevating our offering by delivering the first five-star accommodation in Moreton Bay.

“It’s about building on what’s already here and making it even more compelling for both locals and tourists.”

Tourism and Events Moreton Bay CEO Like Edwards said the development could be defining for the region’s future.

“Moreton Bay is entering a truly exciting chapter in the lead-up to Brisbane 2032,” he said.

“We’re seeing consistent growth in visitor numbers and a clear evolution in the depth and quality of our tourism experiences, and developments like this play a key role in that trajectory.

The Sandstone Point development could play a key role in accommodating visitors in 2032.

“The Comiskey Group’s expansion will strengthen our region’s appeal, support jobs, and contribute to a more vibrant, experience-rich destination for both locals and visitors.”

Queensland Tourism Industry Council CEO Natassia Wheeler said the development would be a vital step forward for the state’s tourism future.

“The Queensland Tourism Industry Council supports the Comiskey Group’s $250 million expansion at Sandstone Point: a game-changing investment that will elevate Greater Brisbane and the Moreton Bay region by delivering long-term benefits for our visitor economy,” she said.

“With Brisbane 2032 just seven years away, infrastructure development has never been more critical.

“South-East Queensland currently has only 46,000 hotel rooms, well behind Los Angeles with 120,000 and Paris with 133,000.

“Even with committed projects, we’re facing a significant shortfall. This development brings much-needed capacity, creates jobs and enhances the tourism experience, which we know has a powerful ripple effect across the broader economy.”

As the project scales up, the Comiskey Group is also in discussions with several global brands to explore strategic partnerships that will strengthen its international appeal and long-term success.

Director Paul Comiskey, who has been building in the Moreton Bay region since the 1970s, said the company’s deep roots in the area had laid the foundation.

“We’ve been part of the Moreton Bay community for decades,” he said.

“My first project was a squash centre and gym in Strathpine back in 1974: long before we moved into hotels and entertainment precincts. We’ve always been known for thinking big but the Sandstone Point development is by far our most ambitious yet.”

The Comiskey Group is now calling for expressions of interest from eco-tourism experiences that can leverage off the development.

“We believe this project is so substantial: it presents a real opportunity to strengthen Moreton Bay’s eco-tourism offering,” Rob Comiskey said.

“We’re seeking like-minded partners to help us elevate the experience further.”

The application for the development is expected to be lodged with the local council during the next week. Construction is expected to take about two years. It’s anticipated the accommodation could be ready before 2032.
