The appeal of waterside living appears to be as strong as ever, with a newly released list of the Sunshine Coast’s top 10 most expensive streets dominated by waterfront addresses.

The list also reveals the continuing strength of a premium cluster in the heart of the Coast, with seven out of the top 10 addresses south of Noosa within a handful of neighbouring suburbs.

With a median sale price of $6.1 million, Adaluma Avenue at Buddina topped this year’s list of most expensive streets in the Sunshine Coast region (excluding Noosa). It was followed by Mooloolah Drive ($4.9 million) and Cypress Court ($4.855 million), both at Minyama.

Streets in the neighbouring suburbs of Mooloolaba, Buddina, Minyama and Parrearra then follow, with rural addresses in Tanawha, Forest Glen and Eumundi rounding out the top 10.

But when Noosa properties are included, perennial favourite Witta Circle at Noosa Heads – with a median sale price of $19.5 million – comes out on top, followed by Dolphin Crescent, Noosaville, at $6.8 million. Adaluma Avenue comes in third.

Ray White Mooloolaba and Kawana Waters director and business owner Brent Higgins said the demand for the Buddina, Minyama and Parrearra area was being driven by several factors.

“This area was undervalued prior to the Covid period and was likely to experience an uplift as interstate migration discovered the area,” he said.

“The combination of waterfront and beach lifestyle, a safe harbour entrance and ease of access to several beaches and SCUH also acted as a boost for the region.”

Mr Higgins said Adaluma Avenue itself had several key attributes that made it so appealing to high-end buyers.

“It is one of few locations that caters to both waterfront and beach lifestyle without needing to drive anywhere,” he said.

Buddina residents have easy access to La Balsa Park, which fronts the Mooloolah River.

“The northern side of the street offers the preferred northerly aspect and unique characteristic of the view of the yacht club marina (at Mooloolaba), while the southern side offers a protected canal.

“The tip of the street offers sites with large, fanned-out frontages to water, which offer room for larger vessels and a wide vista to the water.

“It is the closest address to the river mouth for deepwater boating enthusiasts, and it is also an easy walk to Buddina Beach.

“It is also an immediate walk to one of the Sunshine Coast’s favourite recreation areas: La Balsa Park, Point Cartwright, the break wall and local favourite One on La Balsa.”

Mr Higgins said the street had also seen three recent major home constructions, with one completed and two still under way.

He said that while the street appealed to buyers from outside the Coast, it was locals who drove the demand there.

“The waterfront prestige market has been firmly in the grip of local successful families, with a mix of long-term, tightly held residences and small turnover volumes allowing new residents to enter,” he said.

“While highly attractive to interstate and international buyers, Adaluma is a local stronghold.”

Ray White Group senior data analyst Atom Go Tian also weighed in on the findings.

“What’s particularly notable is that Adaluma Avenue’s values are nearly four times higher than the suburb’s median,” he said.

“Minyama emerges as a premium suburb, with two of the top three most expensive.

“Mooloolah Drive, with 15 sales, shows strong market activity for such a high-value location, indicating sustained demand for premium waterfront properties.”

While the top prices on the Sunshine Coast are continuing to grow when compared with the most expensive streets in 2023 and 2022, they are still well behind other parts of the country.

At the pinnacle of Australia’s most expensive streets sits Wolseley Road in Point Piper, with a median house price of $45 million – a 36 per cent increase from $33 million in the previous year.

Nine of the top 10 are located in Sydney, with eight of these in the city’s prestigious eastern suburbs. The only exceptions are St Georges Road in Melbourne’s Toorak and Coolawin Road in Sydney’s Northbridge.
