A massive parcel of land that has been owned by the same family for generations is for sale.

No.222-330 Boyle Road at Belli Park is stretched over 445ha (1009 acres), with 2km of Mary River frontage.

The fully fenced property boasts a century-old homestead, dams, creeks, sheds and stockyards.

It’s believed to be one of the Sunshine Coast’s largest privately owned properties, and the biggest on the market.

Boutique Coastal Real Estate director David Shaw said it was a large slice of paradise.

“Dreams are real,” he said.

“Open fires, bushwalking, swimming and fishing in crystal clear waterholes: the possibilities are endless.”

The property includes 2km of river frontage.

It is zoned agriculture but Mr Shaw said the property had widespread potential.

“Under the South-East Queensland Regional Plan 2009-2031 regulatory provisions, which seek to support diversification of rural economies, an application can be submitted to Sunshine Coast Council for specific change of use approval for projects such as tourism, or large-scale small acreage residential development,” he said.

The greater Belli Park area is part of the Mary River catchment rural landscape – dotted with beef and dairy farms, olive groves, vineyards and lifestyle properties.

Mr Shaw said the property would appeal to an array of prospective buyers.

“The 2km of river frontage provides water access for agriculture and recreation,” he said.

“The property is in the heart of the Sunshine Coast economic development zone: a prime location, 35 minutes to Noosa, the Sunshine Coast Airport and markets.

“The property would suit any large cattle producer wanting a drought-proof position on the east coast close to markets.

The century-old homestead is surrounded by 1000 acres of property.

“Also, for someone not wanting neighbours and just wants peace and privacy.

“It would also suit any business for environmental offset purposes, with new plantings able to be easily added.

“Tourism wise it could suit someone wanting to build a nature or health retreat with cabins, giving direct Mary River access.

“Development wise, due to its hinterland location it would be suitable for small acreage or rural residential subdivision with access to the Mary River for all blocks.

“Any subdivision could have the river and the riparian zone protected potentially as a recreation zone for sub-divided owners.”

The 115-year-old homestead has four bedrooms and two bathrooms, with views of the Mary River.

There is a double lock-up-garage, three-bay machinery shed, two sets of stockyards and 100 acres of hardwood timber.

The seller, who did not want his name disclosed, has lived on and farmed the property for more than 40 years.

The property is located at Belli Park in the western Sunshine Coast. It’s only a 35-minute drive to Noosa.

Mr Shaw detailed the site’s history.

“The property has been a successful cattle grazing property with a carrying capacity of 400 grass-fed cattle,” he said.

“It has established wildlife corridors plus 100 acres of hardwood timber.

“It has also been a successful lucerne-growing property, with extensive river flats.

“During the Second World War, the property grew potatoes to feed the army.

“With the property bordering the Mary River there are fertile flats of black soil to gently undulating grassed paddocks and rising to plateaus of volcanic soil and up to steeper heavily timbered ridges, with spectacular views over the surrounding district to Mount Cooroora, Mount Cooroy, and Mount Eerwah.”

It’s believed the property will sell for more than $20 million. A 159ha site on the same road sold for $8.3 million early last year. A huge 1112ha property to the west, at Bella Creek, sold for $9 million in September but much of that was dense scrub.
