The first lots in a new residential precinct at the southern end of the Sunshine Coast have all but sold out in the first two days.

Developer Stockland launched Rivus, next to the first two stages of Aura Brook in the suburb of Banya at Aura, on Saturday.

Of the 21 lots, all but one had sold by Monday.

Rivus residential lots range from 350sqm to more than 600sqm, with some lots having direct access to future Aura Brook trails.

Aura Brook is a green space that connects to the Enchanted Garden Park, which features a twilight plaza with glowing pathways at dusk, sculptural elements and an open kick-about space.

When completed, Aura Brook will connect six of Aura’s parks and have about five kilometres of walking loops including a small-dog park, nature trails, two pedestrian bridges and a boardwalk crossing linking Banya to Nirimba State Primary School.

Stockland development director Josh Sondergeld said Rivus would be an exciting new precinct.

“The streets have been designed to maximise views of the brook, reflecting our commitment to building connected, sustainable and vibrant communities,” he said.

“The combination of direct brook access, proximity to educational and community facilities including Nirimba State Primary School, a proposed childcare facility, planned neighbourhood centre and thoughtfully designed streetscapes to maximise views of the Aura Brook, makes Rivus a truly unique opportunity.”

Some lots in Rivus will have direct access to Aura trails.

Construction is expected to begin in late 2025 on the first home sites in the new precinct, which will be developed in limited stages.

“Aura Brook is a key environmental landmark, incorporating innovative water management systems like raingardens and bioretention basins, to enhance our local ecosystem while supporting native Sunshine Coast vegetation,” Mr Sondergeld said.

“The addition of the Rivus land release and Aura Brook really embodies our vision of integrating nature with practical living and convenient access to essential amenities.”

Aura is Australia’s largest masterplanned community and is currently home to more than 10,000 residents.

On completion, Aura will have more 200km of walking paths and cycling veloways,

It will also feature its own Central Park, a 120-hectare regional park, 10 sporting grounds as well as parks and playgrounds within 400m walking distance of every home, linking residential areas to local employment precincts, schools, the city centre and local neighbourhood retail centres.
