A large, lavish property by the river is expected to attract the attention of celebrities and rich-listers after it was put on the market.

No.17 Cypress Court at Minyama has been dubbed ‘the Sunshine Coast’s premier waterfront estate’ and it comes with a premier price tag of more than $25 million.

The huge villa boasts five bedrooms, four bathrooms and four car spaces, and is located within a notable high-end neighbourhood.

Director at Lifestyle Realty Rob Anderson said it was a rarity.

“That’s because of the size of the block and the position of the block,” he said.

“It’s 2083sqm and it has almost 100m of river frontage.

No. 17 Cypress Court is on the point.

“I don’t know if there are any other properties with that land size and with that amount of water frontage, particularly on the deepwater area of the canal and with easy access to the ocean.

“You can head towards the marina and turn right and you’re at the ocean.”

The residence is vast and luxurious.

“There’s over 900sqm (of floor space),” Mr Anderson said.

Mr Anderson said the current owner, a long-time local developer, went to great lengths to secure the block and create a dream home there.

“The owner, along with renowned local designer Brad Read, researched resort style properties,” he said.

“They travelled to North Queensland and looked at a lot of real estate so they could come up with a grand plan for the property, to make sure that every room in the house had views of the river.

“And that’s what they achieved.

“The owner really wanted a resort feel and he liked the Pacific Islands architecture – Hawaii in particular – so they really tried to capture that those themes in the design of the property.

“There are separate pavilions that are connected by a large entertaining precinct in the middle.”

The property was purchased for $950,000 in 1995 and the house was built in 1996. It has been refurbished and updated “a number of times throughout the years”.

Mr Anderson said it could be the perfect home for someone who wanted a premium residence in a quiet area with deepwater access.

“It would suit someone who is into luxury boating and fishing. There’s a large pontoon there. You could position several vessels there,” he said.

“But it’s also a private and secluded property, being at the end of a cul-de-sac.

“There are some rich and famous people who live in that part of the Coast.

“I think this is the type of property that would suit a famous actor or influencer or someone like that, who is searching for a property that has got that large scale and grandeur, but is also tucked away.”

The property was put on the market for $25 million a week ago, after an off-market campaign, and it has generated plenty of intrigue.

“It’s certainly attracted a lot of interest, primarily from people who just love what they see and would love to see themselves in something like that,” he said.

“There have been a few serious potential buyers, but we haven’t found the perfect buyer yet.

“We’ll wait and see what further inquiries we get and show people through the property and hopefully someone will fall in love with the property.”

He said the time was right for the owner to sell.

“The kids have moved on, and the owner and his wife have purchased a penthouse in a new building in Cotton Tree and they’re loving life there now. The house is surplus to their requirements.”
