A large and secluded riverside property next to state forest is on the market in a “bittersweet” sale.

No.36 Riverpark Drive at Ringtail Creek has attracted significant interest from prospective buyers because of its size, natural charm, river frontage, privacy and proximity to Noosa.

The 56-hectare park will somewhat reluctantly be sold by its current owners.

Licensed agent at Town Sunshine Coast Zach Favell said it was a rare property.

“You can’t find much like it, with 200m on the Noosa River: it’s virtually unheard of,” he said.

“No-one knows it’s there. That’s the beauty of it. It’s so private.”

No. 36 Riverpark Drive is a natural delight.

“It feels like you are hours away (from town) but you’re still close enough to Noosa, so it’s got the best of both worlds.

“You drive up Riverpark Drive, through your own natural rainforest, and towards the dam, where your house could be.

“A couple of hundred metres away is the river, so if you’re a boatie or want to go for a paddle, you can head straight out.

“It (the property) is a lifestyle choice.

The property is about 12km north-west of Noosa Heads, along the Noosa River and just south of Lake Cootharaba. It has a four-acre dam, a shed with power, a barbecue hut, 75,000L water storage, one of the largest windmills in the state, and development approval for a 1300sqm home with basement and sheds.

Land has been cleared for a house to be built on an elevated 2ha site with water views.

“The owners have done a lot of the groundwork to prepare it,” Mr Favell said.

“The plans they have made are incredible, and I’m sure someone will put their own spin on it.”

There are potential eco-tourism opportunities (subject to relevant approvals), or the property could be retained as a riverfront home. There is scope to plant an orchard or run livestock there.

Mr Favell said the current owners had envisioned a life on forested farmland by the water’s edge.

“They bought it with plans to build a house, and it would be their forever home, but had a change of heart and purchased a property a bit further south,” he said.

“It’s a bit of a bittersweet sale.

“They had some pretty grand plans there but now there is an opportunity (for someone else) with it being put back on the market.”

He said there were several inquiries from prospective buyers.

“It’s brought a few people into the market who weren’t (initially) looking for this sort of property. It’s a rare site and a rare opportunity.”
