One of Queensland’s leading architectural companies says it hopes to make a splash with its first Sunshine Coast property after plans were revealed for a luxury home in the heart of Mooloolaba.

The site at 61 River Esplanade had been previously touted for units, however a development application has been submitted with Sunshine Coast Council for a single dwelling, to be called LUME.

The proposal has been put together by Graya, a multi-award-winning design, development and construction company, and is its first foray into the Sunshine Coast.

Last year, Graya won a swag of gongs in the Queensland Master Builders Awards, adding to its long list of accolades.

Director Andrew Gray, who founded the company with his brother Rob, said Graya was looking forward to creating a footprint on the Sunshine Coast.

“LUME’s design was inspired by the coastal landscape through curved forms, a restrained colour palette, generous living spaces, relaxing outdoor areas and amenities that resonate with the beachside location,” he said.

“We couldn’t be more excited to be undertaking our first Sunshine Coast project and hope this is the first of many.”

How the proposed home could look.

In a development assessment report compiled by Project Urban, it said the application would likely come under some scrutiny as it exceeds the preferred building height for the site under the planning scheme.

“The proposal is a medium-rise development that is consistent with the reasonable expectations of the local community,” it stated.

“The development is generally consistent with the building height of the existing approval for the site and is entirely consistent with the range of building heights of development adjoining and immediately adjacent to the site.

“The proposal has been designed to ensure that there is no unreasonable loss of amenity for surrounding premises.

“The applicant intends that this site is developed to the highest architectural standards, using best-practice approaches in providing an innovative building which is in touch with the essence of Mooloolaba and its sophisticated beach and riverside atmosphere.”
