Work has officially commenced on a $220 million, 200-unit waterfront apartment complex that is due for completion late next year.

The St Clair development at Birtinya Island is on an amalgamated 8976sqm site on Waterside Retreat overlooking Lake Kawana and will comprise two, three and four-bedroom dwellings across eight levels, as well as a rooftop terrace on level nine.

Habitat Development Group managing director Cleighton Clark said the commencement of work would boost the local building sector, with between 350 and 400 workers to be on site during the construction phase.

“We are thrilled to be commencing construction of this landmark project in Birtinya,” he said.

“The past few years have been difficult for the development and construction industry but we are beginning to see pricing on building materials stabilise and, thanks to our strong track record on the Coast, we have a great pool of local subcontractors who will help us make this project a reality.

“With rental vacancy at an all-time low and very few residential projects underway on the Sunshine Coast, we feel this is a great opportunity to help ease the current housing crisis.”

The facilities at St Clair will include a 25m pool with shallow water wading and loungers, barbecue, pavilion and fire pit; an exclusive residents’ dining room with 16-seat dining table, chef’s kitchen and private outdoor entertaining terrace; and a 1000sqm parkland with direct access to the Lake Kawana esplanade exclusively for residents.

The rooftop terrace will also have an outdoor kitchen and barbecue facilities, and boast ocean, lake and hinterland views.

The complex will also have professional on-site management, parcel lockers and secure access to all areas of the building.

Birtinya has become one of the region’s property hot spots and offers easy access to Sunshine Coast University Hospital and the Stockland Birtinya shopping centre.

The apartments will boast stunning views.

“We are also very pleased to hear that the former NightQuarter precinct at Birtinya is set to be revitalised into a family-friendly entertainment precinct under a new name, The Station. It’s an exciting addition to the local entertainment industry,” Mr Clark said.

More than 50 per cent of Stage 1 has already been sold, with prices ranging from $749,900 to more than $3m for a penthouse unit.

Construction is due for completion in late 2025.
