A grand $60m riverfront residential block is poised to welcome residents within months.

Lorient by Mosaic comprises 15 luxury homes over eight levels and is expected to open early next year.

It was designed in partnership with Australian architecture firm Bureau Proberts and is being built by Mosaic Property Group’s construction arm.

The homes were sold within a few weeks of a 2021 pre-release, with one residence snapped up for more than $7.4 million.

The initial plan was for 21 residences but that was reduced to 15, following demand from several buyers to amalgamate properties.

Interiors measure up to 571sqm and all homes have views of the Maroochy River and Pacific Ocean.

Lorient also has a range of amenities, including a resort-style pool, spa, gymnasium, private pontoon and an in-person and virtual concierge service.

It is Mosaic’s second luxury address on Duporth Avenue. The award-winning Avalon was completed in early 2021.

Lorient is being built on Duporth Avenue, on the banks of the Maroochy River.

Lorient will be Mosaic’s sixth address on the Sunshine Coast, having completed boutique luxury developments in Maroochydore, Caloundra and Coolum, including Drift by Mosaic, which was named the best medium-density development in Australia at the 2022 Urban Development Institute of Australia National Awards for Excellence.

A seventh sold-out property, Cotton Tree by Mosaic, is also under construction and due for completion in early 2025. Like Lorient, it was quickly secured by buyers without public release.

Mosaic founder and managing director Brook Monahan said he was excited to create another benchmark property in the region.

“At Mosaic, we work so hard to establish excellence at every turn and leave a footprint we are genuinely proud of that adds value to the local area,” he said via a Mosaic media release.

The half-floor and full-floor residences were sold for millions of dollars.

“Our sole aim is to build extremely high-quality homes that look and feel beautiful whilst also helping to nurture the vibrant communities they exist in.

“Lorient and Cotton Tree’s swift sell-outs and the ongoing demand we continue to experience for Mosaic developments are a humbling testament to the trust buyers have in our brand.

“Avalon served as a milestone in redefining luxury living for the region; Lorient and Cotton Tree will continue this legacy.”

Mr Monahan said Mosaic’s unique approach to development, by insourcing construction, had played a key role in its success.

“Our ability to build our own quality product … is a critical assurance that buyers are looking for, especially in the current market,” he said.

Rooms have stunning views over the river and ocean.

“It also allows us to maintain precise control, manage risks and produce exceptional quality outcomes, and why, despite the ongoing challenges in the industry, construction at Lorient has remained on schedule.

“We can’t wait to welcome a new wave of Mosaic residents home to Lorient early next year.

“Our passion for the Sunshine Coast region is ongoing; we look forward to continuing to deliver exceptional properties for many years to come.”

Mosaic said it also retained the management and caretaking of its buildings long after their completion to ensure they are maintained to the highest standards and to protect and grow the value of the property over the long term.

Lorient has prime position on the waterfront.
