An unusual and expansive beachfront residence, labelled one of the most iconic properties in Caloundra, is set to be sold.

No.8 Ocean Court, Shelly Beach, has been put on the market and is expected to attract offers over $5 million.

The Ben Thornton-designed property has captured the attention of passers-by since it was built in 2005, due to its prime position and unique appearance.

Brooke Walters, a sales consultant at Elite Lifestyle Properties Sunshine Coast, said most people in the area knew of the home.

“It’s one of the more iconic properties in (postcode) 4551,” he said.

“Everyone knows it as the iconic Shelly Beach beach house.

“When you think of a beach house on the Sunshine Coast, or a beach house in general, this one epitomises that.

“It’s a bit of an attraction. Everyone who walks past the house, along the coastal pathway from Golden Beach to Dicky Beach, recognises it.

“It has a really unique look and feel about it that is different to most homes along that stretch, and it’s built along 57m of beachfront so that wide expanse gives it a strong presence.”

Absolute beachfront.

The residence itself has a novel design, with sections linked by boardwalks, landings, halls, decks and stairs, and it has expansive windows facing the beach.

“When you walk through the front door, you can see the beach and you immediately feel like you’re in a beach house because the whole front of the property (facing the beach) is lined with glass,” Mr Walters said.

“You almost feel like you’re sitting on the sand.”

The main section of the home boasts rich timber floors, entertaining spaces, five bedrooms, three bathrooms, a media room and two car spaces. The property also includes a one-bedroom guest house.

“It has warm tones and textures throughout,” Mr Walters said.

“There are multiple living areas for everyone to enjoy their own space at their leisure, and there’s an elevated walkway to the fully self-contained studio for any guests.”

The 650sqm property also includes an 18m lap pool and gardens.

The home has multiple levels and sections.

Mr Walters said beachside properties were highly prized and hard to come by for prospective buyers.

“It has 57m of absolute beachfront,” he said.

“I challenge anyone to find a property with like-for-like beachfront in a similar price range, or even just try and find somewhere with that amount of beachfront on the Coast (for sale).”

Mr Walters said Shelly Beach, north of Caloundra city, was somewhat of a hidden gem.

“It’s a bit of a locals-only hotspot, with that coastal walk,” he said.

“It’s not really a tourist beach, so you find that most of the locals get to enjoy it for themselves,” he said.

A caravan park made way for residential land there decades ago, and No.8 Ocean Court was built on in 2005. It’s stayed in the same family until now.

“Members of the family have grown up and moved on, so they (the owners) are ready for the next owners to come in and enjoy the beach lifestyle,” he said.

He said it could suit an array of prospective buyers.

“Because of the multiple areas in the house it does suit larger families, but because of the way it’s designed, it’s quite cosy as well, so it does allow for holidaymakers or someone looking to retire.”
