A penthouse in a glitzy beachside suburb has sold for a record unit price for the area, in the face of slumping values for units.

No.22/130 Alexandra Parade, Alexandra Headland, was sold at auction for $3.3m this month, amid huge interest in the property.

Ray White Mooloolaba real estate agent Candice Contencin said top-tier apartments were still attracting top dollar, despite a fall in median unit prices during the past year.

“There is a lot of activity in the market (for them) at the moment,” she said.

“We had 140 groups have a look at this one, and eight registered bidders.

“And there are a lot of potential buyers who missed out on the property or couldn’t get ready for auction in time, who have asked me to go on the hunt for more unit properties.”

The property has ample room.

Ms Contencin said the record-setting penthouse, with three bedrooms, two bathrooms and two car spaces, was particularly appealing because it was unusual in the area.

“The property is certainly unique in terms of its size and its features,” she said.

“Because it’s in one of the older buildings in the area, it’s a lot more generous in room sizes and space, at 438sqm.”

The penthouse occupies the entire top floor and half of the floor below it, in the 11-floor Shara building.

“There aren’t too many that big around in the Mooloolaba-Maroochydore corridor,” Ms Contencin said.

“And it has a rooftop spa and pool, which are big drawcards.

“It’s pretty special to enjoy those views and have your own area to cool off, enjoy and entertain.”

She said the views stretched far and wide.

“The sellers, a lovely couple, were there for almost eight years and they said their favourite thing about the unit was waking up to slightly different scenery every day,” she said.

“There are 360-degree panoramic views, so you always get something different, depending on the weather.

“And you can get a view from almost anywhere in the apartment.”

She said the sellers were downsizing and planning to move closer to family.

The buyers hail from Buderim.

“They attended every open home and were intent on making that apartment theirs,” Ms Contencin said.

The property takes up the top floor and half of the floor below.
