An old property with ‘dreamy ocean views’ is poised to be sold in one of the Sunshine Coast’s most coveted areas.

The 751sqm land parcel and duplex at 1 & 2 111 Pacific Boulevard was passed in at $3m at auction during the weekend but there was significant post-event interest in the property because of its positioning.

It’s across the road from a surf club, a patrolled beach and a park with Norfolk pines.

Director/Auctioneer at Ray White Mooloolaba Brent Higgins said the property was a rarity.

“It’s got some very unique characteristics,” he said.

“It’s right on a bend, so it has a far more northerly facing aspect than other houses on Pacific Boulevard.

“It is also much bigger than the average block in Buddina (avg 546sqm).

“It’s in immediate proximity to the surf club and the shopping centre and restaurants and entertainment precinct.”

Mr Higgins said the beach itself – a 9km long stretch – was the real appeal.

Prime position. It’s about 120m to the beach.

It takes about one minute to walk from the property’s front door to the sand.

“Buddina Beach is spectacular,” he said. “Especially for people who want a more secluded and less crowded beach, compared to others on the Sunshine Coast.

“You can take incredibly long beach walks or surf at many breaks.

“But the the fact the surf club is right at your front door, you have the bonus of swimming at a patrolled beach, which is especially great if you have kids or visitors.

“That is the real attraction.”

Boulevard views include pine trees and the Pacific.

The mostly brick building was constructed in 1980.

“Very rarely are original duplexes, in their original position, offered,” Mr Higgins said.

“Only a handful of them were built.”
