A beachside property along one of the Sunshine Coast’s most tightly held streets has been sold for the first time in 30 years.

No. 41 Mudjimba Esplanade was the first house to be offered for sale on the prized strip this year, going under the hammer for $2.05m at auction on Saturday.

Just 25 steps from the front door to beach access 121, it’s about as close to the beach as one can be.

“That’s the key thing,” said Harcourts Buderim Principal Licensee Jarrad McCarthy.

“It’s directly across the road from the beach and a narrow beach access.

“It’s probably the best-positioned home in Mudjimba in terms of walking distance to get your feet in the sand.”

It’s about 20m from the foreshore, 100m to the beach proper and less than 150m to the water’s edge.

It’s also 200m from cafes, restaurants and shops.

The suburb itself offers an “unparalleled lifestyle”, according to Harcourts.

“Mudjimba living is considered the most desirable lifestyle on the Sunshine Coast,” the agency’s promotion for the property said.

Mr McCarthy said the suburb was in a great location, with a distinctive identity.

“It’s just across the bridge (to Maroochydore) so you are close to everything but it’s also a tucked-away community, next to a beautiful beach,” he said.

“It’s still got that coastal beach town vibe going, which is a bit unique to Mudjimba.

“It’s an incredibly friendly neighbourhood. Everyone knows everyone and it feels like it’s enclosed from the rest of the Coast.

“It’s no surprise that a local family bought this property, as they know the area and understand the value of it.”

Mr McCarthy said the suburb, which is also relatively close to the airport, was “the hottest ticket in town for most of last year” as prospective buyers lined up for properties there.

He said he had noticed a slowdown in the volume of enquiries this year, but prices remained relatively high.

“We still have quality buyers who recognise the opportunities, so the prices are still there, they don’t seem to have dropped,” he said.

Mr McCarthy said an average home set back from the beach was selling for about $1.5m, while those closer to the sand were selling for about $2m.

The property, on 607sqm, boasts two levels, including four bedrooms, two bathrooms and three car parks.

“It’s a nicely refurbished beach shack,” Mr McCarthy said.

“It was as built in the mid-80s but improved over the years.

“In recent years, more stylings and aesthetics were improved to make it fit the theme of a beach home.”

There were four registered bidders at the auction.

“It was competitive all the way,” Mr McCarthy said.

“There were a few buyers around the $2m mark before it topped out.”

After raising a family in the home, a single mother decided to downsize to a unit, opening the door for another local family to move in.

“They could spend the next 10 to 20 years there now, to raise their kids,” Mr McCarthy said.

Rush for century-old home

A century-old home in the Noosa hinterland is expected to sell this week, after impressive post-auction interest.

No. 7 Mill Street at Pomona, which was built around 1910, was passed in at $635,000 on Saturday but there were multiple follow-up queries from possible buyers.

Ray White Pomona Hinterland director/licensee Phil Hargrave was not surprised.

“There were lots of enquiries, as you can imagine with a beautiful house like this,” he said.

“I think it will sell in the next seven days.”

The authentic original workers’ cottage boasts all the character of a bygone era, including fretwork, coloured glass windows, gingerbread fanlights, high ceilings and double hung windows.

The three-bedroom home was relocated from Brisbane to Pomona in 1995 and now stands on a 1366sqm block, a short walk from the school, shops and cafes.

Mr Hargrave said the house “is old and it needs work” but “it’s really only the fiddly bits around the house that need attention.”

“The deck had vines growing over it and has wood rot but there are no termites. The bathroom would also need a bit of attention.”

“It’s also in a fantastic location, high on the hill and with a good breeze.”

He said the huge yard opened the way for the building of a shed and/or vegetable garden.
