Pelican Waters and Golden Beach have become fields of dreams for footy-mad Henzells agent Brad Judd who has had more than $15.1 million in residential sales in the past six months alone.

The quiet achiever in southern Sunshine Coast real estate has let the results do the talking, notching a string of price records including the recent sale of a four-bedroom, family home in Lang Street, Pelican Waters.

The property was purchased by Sydney buyers for $1.27 million, about $350,000 above the asking amount.

Other notable results have included prestige homes in the gated waterfront enclave of Raptor Place, including one which sold for $2.3 million after being originally advertised for $2.19 million and another which received $2.62 million when offers over $2.5 million were being asked for.

Town houses have also been winners, including a pair of properties in the sought-after Carlyle Terraces in Pelican Waters, which sold for $700,000 and $750,000, both well above the original asking prices.

“People are prepared to pay a premium for the unbeatable lifestyle these areas offer, and they’re still getting great value,’’ Mr Judd said.

“We are seeing a steady flow of interstate buyers joining the already strong local pool, which is driving up competition,’’ he said.

Henzells sales manager, Kyle Davies, said Mr Judd’s approach epitomised the old-school, customer focused nature of the agency which had been servicing the local area since 1935.

“It’s not about him. He gets the job done for owners achieving great results with minimum fuss. The amount of work he does behind the scenes is incredible.”

Originally from Melbourne, Mr Judd (pictured) has lived in the Caloundra region since 1993 and is a life member of the Caloundra Panthers AFL Club.
