There has been “overwhelming” interest in Pelican Waters’ latest canal-front land release, The Entrance.

Almost all lots in the $27 million project have been snapped up within days of its launch.

Pelican Waters land specialist Morgan Bonanno said a flood of local and interstate buyers had registered expressions of interest for the exclusive island homesites, comprising 19 waterfront and 21 dry or water-view opportunities.

“Absolutely overwhelming is the only way to describe it,’’ Morgan said.

“The expressions of interest campaign has gone through the roof with up to 37 buyers registered on a number of the prime sites, with the new style of waterfront lots being extremely popular.

“Approximately 50% of the buyers were locals and the other half from out of the area including interstate.

“It will come down to who has the best terms, and while it is disappointing for those who miss out, the good news is that there is more land on the way,’’ she said.

Morgan said the unprecedented land rush was a bi-product of the southern Sunshine Coast’s overriding housing-growth story, with many buyers excited by the prospect of building something fresh.

“The existing home market is so competitive at the moment, with almost every buyer paying top dollar and then they are usually having to spend more on top of that to get what they want.

“There has been a noticeable shift to land where people can set their budget and build something nice and new. The excitement of the market has exasperated this,’’ she said.

There is a collection of waterfront lots with walkable foreshores and pontoons.

Morgan said The Entrance offered something for everyone, with prices ranging from $455,000 up to $1,075,000 and sizes from 400sqm to 905sqm.

A significant selling point was the collection of waterfront lots with walkable foreshores and private pontoons, a first for Pelican Waters.

“Added to this, all lots are either less than 100m to a walkable waterfront pathway or Central Park, so close access to fantastic amenity is on your door step.”

The success of The Entrance augurs well for the estate’s forthcoming release Navigators II, due for official launch around September.

“This stage will offer 50 lots, approximately half of which will be exclusive, large north-facing waterfront lots with up to 20m of canal frontage. Unique to this stage will be the new pedestrian bridge linking the residential precinct along Warrego Drive with the island,’’ Morgan said.

“We are already receiving enormous amounts of interest in Navigators II, as people have been biding their time for this sought-after north facing aspect looking directly to the water,’’ she said.
