An upcoming five-storey office building in the heart of the Sunshine Coast has attracted strong interest from prospective tenants.

Economic Development Queensland (EDQ) approved the second building within the new Maroochydore City Centre project for local developer Evans Long.

Evans Long director Dirk Long said A1 would be an architecturally designed five-level building on a prime 1173m2 site at the gateway to the new CBD on First Avenue, Maroochydore.

“We are pleased to have this approval in place from EDQ, particularly coming off the success of our first CBD building, Foundation Place, which is now 100% tenanted and was recently purchased by listed fund manager and investor Primewest,” Mr Long said.

“A1 will be a state-of-the-art office designed by internationally renowned architectural firm Cottee Parker. Their brief has been to deliver a contemporary, five-storey building which will embrace its gateway location and take advantage of the local environment and climate.

“As with Foundation Place, we are committed to achieving a 5-star NABERS energy rating for A1 which provides significant long-term environmental benefits and cost efficiencies for the building owner and its tenants.”

A1 will be leased by Transact Property Group and director Mark Dann said there had been strong interest from local tenants since its launch in May this year.

“The obvious success of Foundation Place as the first commercial building in the new City Centre has sparked a wave of interest from nearby businesses,” he said.

“There is a noticeable ‘flight to quality‘ from potential tenants as they see the emergence of the new Maroochydore City Centre and the amenity that is already on offer along with the current projects under construction and coming closer to completion.

“A1 has attracted inquiry from a wide range of tenants including law firms, financial institutions, engineering firms, hospitality groups as well as health, medical and professional offices from 100m2 through to securing a full floor of 754m2 available to lease. Ground floor retail areas from 50m2 to 415m2 are also on offer.”

The building will be situated on a corner site with three street frontages. A1 will comprise five storeys, including ground floor retail space, one level of car parking, three levels of professional, contemporary and sustainable office space and a rooftop terrace just 100m from the new Sunshine Coast Council City Hall building.

Construction is expected to start in September, with a completion date expected in mid- 2022.
