The Ray White Coastal Living Network’s flagship auction event has celebrated its 11th year, with more than $40 million in sales and achieving a clearance rate above the Queensland average.
More than 300 people packed into Mercedes Benz Sunshine Coast on Sunday to compete for more than 100 properties, drawing together five real estate offices across the region.
The four-week lead-up campaign saw 2019 buyers inspect properties, just under 1100 open homes conducted, and more than 60 offers presented to the auction sellers.
“Those numbers tell you there’s still real confidence running through this market,” Ray White Mooloolaba and Kawana Waters director James Goldsworthy said.
“We helped 31 sellers secure a sale, and with negotiations continuing on a number of properties, we expect more over the coming days.”
Ray White stated that the numbers pointed to genuine strength for sellers, and it was a market with opportunity for buyers, but the competition for the right property remained fierce.
“Although the market has rebalanced and buyers now have more choice, 59 genuine bidders still missed out on the day, either being outbid or because the gap between price expectations was too much to bridge,” Ray White Maroochydore and Buderim auctioneer and director of Dan Sowden said.
Ray White stated that conditions had eased in buyers’ favour overall but well-presented, well-located properties were still drawing serious competition, meaning buyers who are prepared and clear on their limits were best placed.
A highlight of the program was 1105/67 Sixth Avenue, Maroochydore, a sub-penthouse in The Rise, which sold for $3,775,000.

The buyer had just settled the sale of their own apartment in the same building.
“It was quite a serendipitous moment,” Ray White Maroochydore marketing agent Reuben Park said.
“The buyer bumped into me in the lift as they were preparing to leave their unit and asked what I was doing, so I showed them through the sub-penthouse.
“Three hours later they’d bought it, securing the property prior to auction with an offer the owner couldn’t refuse.”
Mr Sowden said Ray White saw auctions as opportunities to give sellers three chances to sell: prior, under the hammer, and shortly after.
“With negotiations continuing, we expect the final success rate to land in the mid-60 per cent range in the coming days,” he said.
