An acreage estate within easy reach of a surf beach is set to go under the hammer this month.

Nojoor, a 8579sqm property at 132 Nojoor Road, Mudjimba, has direct frontage to Twin Waters Golf Course and is less than a kilometre from Mudjimba Beach.

It’s a rare listing, located among just 24 acreage holdings along Nojoor Road.

Queensland Sotheby’s International Realty Maroochydore principal Melissa Schembri said scarcity was increasingly important to wealthy buyers searching for property.

“Where on the Coast are you going to get 2.12-acres backing onto a championship golf course?” she said.

“You’re one kilometre from the beach, and in between Nojoor and the beach, is a nature reserve.

“This is an architecturally significant, Master Builder’s award-winning home and you’re only 10 minutes from Maroochydore.”

Designed by Hive Architects and built by Basalt Constructions, the new build was completed in January 2025.

It has a 734sqm main residence, with five bedrooms, three bathrooms and a separate 228sqm shed incorporating additional accommodation, a gym and a professionally fitted studio.

Nojoor scooped three major awards at the 2025 Queensland Master Builders Awards: the prestigious BUSSQ Building Super President’s Award and the Samios Projects Best Residential Bathroom Award. The new-build was also named runner-up Queensland House of the Year.

Master Builders judges praised Basalt Constructions for the home’s craftsmanship and seamless finishes, highlighting its shadow-line skirting, bespoke windows, stonework, off-form concrete and combination of materials.

“You can see why this home won three Master Builder awards and a major recognition, because it’s just phenomenal,” Ms Schembri said.

“Its U-shaped design creates three separate wings, but they’re all united and centred around the pool with the rainforest as the backdrop. It’s a really clever design.

“Hive architects has done a brilliant job of integrating the home within nature, but also having a home where everyone has their own space, but they’re still really connected.”

The home is built entirely from concrete and contains more than 720 cubic metres of the material.

Inside, deliberately exposed concrete walls and ceilings are paired with timber flooring, quartzite stone, bespoke cabinetry and detailed tilework.

Other standout features include floor-to-ceiling glazing, a designer kitchen and an award-winning main ensuite with handcrafted Japanese tiles, dual rainfall showers, a skylight and bespoke finishes.

Resort-style elements include a pool and spa, sauna, ice bath, gym, pool house, extensive outdoor entertaining areas and a climate-controlled wine cellar.

Additional standout features include Savant smart-home automation, Lutron lighting and shading, a 35kW solar system, 65kW of battery storage and extensive water storage.

For buyers wanting spacious coastal living, the property offers a substantial six-bay shed capable of housing boats, caravans, motorhomes and other large vehicles.
