A major housing and retail development has been proposed for a prominent former community site on the Sunshine Coast.
Draft plans released by developers would see the former Noosa Bowls Club site at 99 Noosa Drive, Noosa Heads, redeveloped into a mixed-use precinct featuring apartments, retail and hospitality tenancies, public spaces and new transport connections.
The proposal, valued at more than $300 million, includes 208 apartments across the 1.8-hectare site, including 48 Affordable by Design apartments and 48 rooming accommodation units with shared living and kitchen facilities for local workers.
Plans also feature almost 2000 square metres of fresh market and food tenancies, a town square and a new road connection between Lanyana Way and Noosa Drive.
The project is being advanced by Queensland-based property groups Kilter Property, Frank Developments and Calile Malouf Investments, who said the development was intended to help address housing supply challenges while revitalising part of Noosa Junction.
Kilter Property co-founder Huw Williams said the focus was on increasing permanent housing options and supporting local businesses.
“The redevelopment vision aligns with the long-term evolution of Noosa Junction as a vibrant activity centre, creating a destination that enhances the area’s character while delivering significant economic and community benefits,” he said.

The proposal comes as Noosa Council’s Housing Strategy identifies ongoing housing supply constraints across the shire and encourages residential growth within established activity centres and on underutilised land.
The proposal remains in its preliminary stages, with developers yet to lodge a formal development application.
