The first lots in a 6000-home Sunshine Coast suburb are about to hit the market.

Developer Stockland has announced the initial land release in Gagalba, the fourth and final suburb within Aura, Australia’s largest master-planned community.

Director Josh Sondergeld said the new properties would help meet the region’s growing population, which has increased by more than 80,000 people in the past decade, and is expected to top 500,000 within 15 years.

“The Sunshine Coast continues to attract new residents drawn to its coastal lifestyle, and there’s a clear need for more homes offering choice, affordability and long-term liveability,” he said.

“Gagalba will deliver 6000 additional dwellings for the region, helping to increase housing supply while building on the infrastructure, connectivity and community foundations that Aura is known for. This new neighbourhood will offer housing options for everyone, from first home buyers through to upgraders and downsizers.”

The first land release for Gagalba, which includes lot sizes up to 480sqm, will be available from Saturday, February 28. Settlements for the first release are expected later this year ahead of first residents moving into their new homes from mid-2027.

Located south of Banya, Gagalba is connected to the Bells Creek South corridor and is positioned near the Bells Creek Arterial Road, providing easy access to the Bruce Highway.

It will form Aura’s fourth suburb, with planned amenities including four proposed public and private schools, up to four childcare centres, four sports parks, a retail precinct, several neighbourhood centres and a future centrepiece lake.

Gagalba residents will also have access to Aura’s existing and planned community infrastructure, including more than 200km of walking paths and cycling veloways, the Aura Parklands and Lagoon, and the Aura Town Centre expected to open in 2027.

Gagalba will be located on the southern Sunshine Coast.

Mr Sondergeld said that Stockland was focused on delivering communities that support immediate housing needs and long-term growth.

“As Aura continues to grow, we’re committed to delivering not just homes to accommodate population growth, but the infrastructure, essential services and green spaces that support healthy, connected communities over time,” he said.

Aura is currently home to more than 14,000 residents.
