A local buyer’s agency has highlighted the key forces and trends driving the Sunshine Coast and Noosa residential property market.
Home Scouts stated that the region should have further price gains in 2026 but with more considered buying.
The group cited findings from analysts SQM Research, which forecast price growth of 10 to 15 per cent, supported by long-term demand and limited supply, which would be well above the national average rise of 6 to 10 per cent estimated across all capital cities.
Home Scouts also referred to figures released by property research group Cotality, which show that house prices in almost every Sunshine Coast town (90 out of 95) have soared past $1 million, a figure restricted to less than 20 suburbs just five years ago.
Home Scouts founder and principal buyer’s agent Bron Stacey said Sunshine Coast buyers would not likely be subjected to the same intense pace of the 2025 seller’s market.
“We are seeing buyers being afforded a little more breathing room to compare, plan and negotiate, without properties disappearing on them before they can make real considerations,” she said.

“For buyers, 2026, compared to recent years, offers a rare mix of stability, selectivity and genuine opportunity. The fundamentals remain solid: low supply, high amenity and enduring lifestyle appeal. If you are considering a move or investment in the Sunshine Coast, this may be the window to act before competition ramps up again.”
Home Scouts highlighted four key forces shaping Sunshine Coast conditions, including: limited supply, as tight planning rules and high building costs continue to limit new stock; lifestyle migration, as interstate buyers keep relocating north for climate, schooling and lifestyle; Brisbane’s ripple effect, as billions of dollars in infrastructure investment and “Olympic momentum” flowing outward to coastal lifestyle markets; and no forced selling in Noosa, as many vendors sell by choice, creating rarer, high-quality opportunities when they list.
Home Scouts also identified five key trends driving the residential property market, including: premium listings holding their ground, as prestige homes remain tightly held and competitive when they appear; relocation being structural, not seasonal, as many buyers prioritise lifestyle suburbs such as Noosa Heads, Peregian Beach and Doonan; building costs underpinning established homes, as renovations make sense only with disciplined budget; buyers being selective but decisive, with deeper research, confident negotiation, fast action on the right property; and hinterland appeal rising, as Doonan, Tinbeerwah and Lake MacDonald draw acreage and dual-living demand while staying close to Noosa amenities.
