The sale of a Noosa mansion for almost $30 million is indicative of the beach hub’s high-flying luxury property market, according to the agent who oversaw it.

No.29 Cooran Court could be the top-selling home in Queensland this year.

The five-bedroom, five-bathroom, four-car-space waterfront residence at Noosa Sound was created by renowned designer Paul Clout and includes soaring ceilings, a two-storey fireplace, vast terrace, glass bridge, boathouse, jetty and more.

Reed and Co director Adrian Reed said the hefty sales price was expected.

“It’s in a prized position,” he said.

“It’s got a 48m-wide waterfront, over 1000sqm of land and extensive 1000sqm under roof. There was (also) a huge investment into the building with improvements.

“So, I don’t think it surprised too many people.”

He said the big price tag showed that waterfront properties there are highly sought after.

“They’re highly desirable and when they’re made available, there is a market for them,” he said.

“There’s not many of them, so that’s the supply and demand side of luxury real estate.”

Mr Reed said the sellers of the property utilised it as a holiday home for years.

“They had the luxury of spending time in different parts of the world and, over time, they were spending less time in Noosa, so it made sense for them to release it,” he said.

He said the Brisbane-based buyers were “thrilled to be locking into that position” and have “an intention to make it their principal place of residence as they sort of move into retirement phase”.

There have been multiple lucrative home sales in the Noosa area during this year.

A property, sold via Tom Offermann Real Estate, went for $30 million last year.

Even waterfront properties without houses are highly sought after. A jetty was expected to be auctioned for more than $1 million.
