A country-style retreat featuring a 120-year-old house has attracted the interest of a variety of prospective buyers.

Maleny Lodge, at 58 Maple Street, has been listed for sale, prompting an array of inquiries.

Colliers executive commercial sales and leasing Reff Sykes said the boutique hotel at Maleny presented a “beautiful and potentially lucrative tree-change opportunity”.

“The property was renovated in 2022, retaining the charm and character of its 1905 heritage, and includes seven guest rooms, five baths, a heated pool and fire pit in manicured grounds overlooking the woodland forest below.”

The site includes a historic three-bedroom house, four separate guest rooms and five parking spaces, and is in the heart of the hinterland town.

It is currently run as a profitable hotel business under management.

The heritage house is the drawcard.

Originally called Rosedale, it was built by Alfred Cook for his wife Ada and their 11 children as a five-bedroom Queenslander in 1905.

The property was purchased by the Watson family in the 1940s and was renamed Maleny Lodge. It has had a few owners since.

It was utilised as a boarding house for teachers, bankers and other professionals before it became a bed and breakfast in the 1980s. It has run as a boutique hotel since 2020.

It underwent a major refurbishment in 2022. The property was purchased by the current owners that year and they also made renovations.

It has been revitalised with luxury finishes, modern comforts and a curated collection of vintage furniture, while retaining its charm and original features.

Mr Sykes said Maleny Lodge was a popular getaway.

“Many repeat customers are on the books each year,” he said.

He said there were inquiries from several prospective buyers.

“There has been significant interest from a variety of groups, from investors, short-term accommodation experts, parties looking for a tree change and other owner-managers looking for a change of pace while still earning a strong income.

“It is currently operating at around 70 per cent capacity … (and there is) strong consistent turnover for investors and owner-managers to improve on.”

The hotel currently has a management team and three cleaning staff engaged.

Mr Sykes said there was some development upside, subject to council approval.

“The current building is approximately 500sqm, sitting a parcel of 2500sqm, with many potentially valuable expansion opportunities around the pool and also with additional cottages and or spa facilities,” he said.
