Plans for a new service station that would replace a fire-damaged property have been submitted to Sunshine Coast Council for assessment.

The new facility would be located across the road from an existing service station, and next door to a veterinary clinic.

The 893sqm site on the corner of Caloundra and Dyer streets at Landsborough currently has a vacant house that was damaged by a fire in October.

A development assessment report by Project Urban on behalf of the applicant and land owner Gavin Properties Pty Ltd includes artist impressions that show the facility branded as a Liberty service station.

“The proposed service station is intended to provide essential refuelling and convenience retail services for the local community and passing motorists,” the report states.

“The development has been carefully designed to reflect the site’s commercial context, ensuring efficient vehicle access, safe internal circulation and compliance with all relevant planning provisions.

“The proposal complements the existing and emerging character of the precinct and contributes to the ongoing commercial activation of the area.”

Directly to the west of the site is the Landsborough railway station and park ‘n’ ride, with a veterinary clinic located to the east. On the opposite side of Caloundra Street is another service station.

A pre-lodgement meeting was held with the council in January, with the size of the block identified as a potential issue.

“While the site area (893sqm) is below the preferred minimum of 1500sqm under the code, council acknowledged that a smaller-scale development may be appropriate if all required infrastructure, vehicle manoeuvring, landscaping and setbacks can be effectively accommodated,” the report states.

Council also requested that the applicant consider the inclusion of an EV charging bay, which has been added to the proposal.

The report also states that the proposed 3m setback to Caloundra Street is below the preferred outcome of the code, but says “it reflects the character of the surrounding built form and aligns with the design intent of the Landsborough Local Plan”.

The proposed development would comprise a single-storey building with a gross floor area of 100sqm and include a retail area with supporting back-of-house facilities. A canopy structure would shelter the refuelling area, which would include three fuel dispensers.

Vehicle access would be via two driveways on Dyer Street. Seven on-site car parking spaces are included.

The application was submitted on April 23 and is subject to code assessment.
