A huge parcel of lakeside land just minutes from Noosa is on offer with a $25 million price tag.

Lot 1667 Hollett Road at Noosaville is 44.41ha (110 acres) of pristine property, fronting Lake Weyba.

It boasts a creek, dam and large cleared area that could be suitable for a substantial home.

It is a short drive or boat ride to tourism hub Noosa Heads.

Belle Property Maroochydore principal John Stamp said the property is “paradise”.

“It’s mind-boggling,” he said.

Lot 1667 Hollett Road has hundreds of metres of water frontage.

“You could have lunch in Hastings Street and, in 10 to 12 minutes, you could be home, sitting in silence and looking at the scenery.

“You think ‘how does this even exist (in the area)?’.”

The real estate agency has listed the property as a “waterside oasis” that is “incomparable and irreplaceable”.

“It is quite spectacular,” Mr Stamp said.

“It’s well set up for people who want to engage with the lake.”

The property, which is on the edge of the Noosa Shire, had previously been included in an application for a large housing development. But it did not proceed.

The owner, who has held the land for almost 20 years, has decided to sell it as a large holding that could have low-impact usage.

Mr Stamp said the land could have some enterprise value if approvals are granted.

“The property borders the lake, which is a very important part of our natural habitat, so council has a concept of what they would or wouldn’t like there,” he said.

“In saying that, there has been some pretty ingenious things done at properties, where owners have had the ability to garner some good improvements on their lot but remain within the eco-centric concept.

“They (new owners) could chat to council and see if they’d let them do something along the lines of glamping.

The property is not far from the coastline.

“People have thrown up the idea of investigating glamping opportunities on the site, which I think would be a clever thing to have a chat to council about, to see if there’s an opportunity to work together to go down that path.

“There’s not much need to interact with the existing trees and there is some clear land there.”

Mr Stamp said the property could also be a prized, private family retreat.

“Right now, that’s probably the scenario that’s allowed under the zoning,” he said.

“You could put a house there, live there, maybe have some horses, go fishing and crabbing, and kayak to Hastings Street in 20 minutes.”

He said there was substantial interest in the property.

“We’ve got a lot of people who are engaged with it,” he said.

“It’s a place that takes a bit of time to work through what could and couldn’t be done there.

“The zoning now might not be representative of what the zoning might be in the future.

“People aren’t ready to put their best foot forward until they’ve done a bit more research and we do have several people out there doing some hefty investigations on it.

Lot 1667 Hollett Road has some cleared areas.

“Whether that’s where the buyer comes from, or whether it’s someone who just wants to have probably the largest block of land in Noosa for a big house and an immense amount of privacy, I don’t know.

“It (the block) has got such broad appeal.”
