An extravagant, modern property on a pronounced isle is in line to sell for a regional record price, after attracting immense pre-auction attention.

No.8 Minyama Island is due to go under the hammer on February 24, but there’s every chance it could be sold before then due to the level of interest from prospective buyers.

The 1809sqm land holding, with 800sqm of internal living, boasts 37m of water frontage and northerly views. The new home, designed by Morriarchi Architecture and built by Gray Construction Group, is spacious and elegant.

Next Property Group Sunshine Coast licensee in charge Richard Scrivener said the property was a rarity on the Sunshine Coast.

“It should be the most impressive sale this side of the Maroochy Bridge for some time,” he said.

“It’s a cracking home and we feel it will sell on or prior to the auction because of the interest in the house.”

The agency is due to embark on a final marketing campaign before the auction but Mr Scrivener said “we might have found our buyers already”.

Minyama Island is highly sought after.

“It’s quite amazing how quickly they (prospective buyers) have all come out of the woodwork to show strong interest in the home.”

He said the interested parties were from “within 5km of the home”.

“There’s strong interest in the house because it’s almost brand new, it’s vacant and it’s in one of the best spots,” he said.

The residence has natural timber, concrete walks, glass panels, a sprawling living room, well-appointed kitchen and butler’s pantry, a riverside dining room and a wet-edge pool.

There’s also a cellar, home gym, garage and additional car bays. A lift links two levels of living.

“It’s a stunning home. The architecture is outstanding,” Mr Scrivener said.

“There’s five bedrooms (two on the lower level and three on the upper level), five bathrooms and multiple spaces for vehicles, boats and caravans. It’s been very well thought out.

“It’s very stylish and modern.

“There isn’t another house quite like it that we’ve had on the market, and there won’t be again.

“To reconstruct the house now, you wouldn’t be able to do it for what they did it for a few years.”

Minyama Island is seen as a prestige location in the heart of the Sunshine Coast.

“It is probably the pinnacle of living (in the region),” Mr Scrivener said.

“It’s very tightly held.

“We were surprised this house came on to the market, but it will give someone else an opportunity to grab hold of it and live quite comfortably for as many years as they wish.”

Welcome to paradise.

Other properties on the island have sold for multi-millions but have required knockdown and rebuilds or costly renovations or upgrades.

The older property next door went for a regional record $12m in 2022 before work was carried out on it.

No.8 could be expected to go for up to $20m.

It’s ready to move in.

“Minyama Island is changing (with modern installations) and this house will set the standard for the next new build,” Mr Scrivener said.

He said the current owners were private and he could not say what their post-sale plans were.
