A public notification period has begun for a proposal to bring an upmarket Brisbane resort to Noosa.

The 178-room Calile Noosa has been proposed across two lots of land comprising a total of 2.4 hectares within the masterplanned Settler’s Cove precinct.

If approved, it would be the first five-star resort to the region in 30 years and a “significant” step in addressing local short-term accommodation shortages.

A development application was submitted to Noosa Council in October 2022 on behalf of Calile Malouf Investments by Project Urban.

Calile Malouf Investments is the developer behind Brisbane’s five-star The Calile Hotel at Fortitude Valley.

The application is for a Material Change of Use for a Resort Complex and Shop at 3-7 Serenity Close, Noosa Heads.

A resort development comprising 109 dwelling units, 90 accommodation units and ancillary facilities was already approved for the site by the then-amalgamated Sunshine Coast Council in April 2010.

However, regarding the 2022 application, Noosa Council and the State Assessment and Referral Agency requested further information on a range of issues including amended proposal plans, an amended preliminary earthworks plan, amended traffic impact assessment and ecological assessment report.

Last month the applicant submitted a raft of documents in response, as well as the notice of intention to commence public notification, which began on July 31.

“The Calile Noosa will be the first significant five-star resort to be built on the Sunshine Coast in over 30 years,” Calile Malouf Investments director Michael Malouf said in a statement to Sunshine Coast News.

“This will be delivered on a site designated by Noosa Council for this purpose.

“We believe there is a need for a short-term resort product in Noosa and hope that it will alleviate the reliance on private residential stock to fill this demand.”

The Calile Noosa development would comprise resort accommodation with 178 rooms, 12 suites and 15 villas.

A central facilities building would include a restaurant, bar, day spa, shop, meeting room and conference facilities.

External landscape and recreation areas would see the inclusion of several pools, a tennis court and yoga lawn.

The development would be four storeys and 15 metres high, with site access from Serenity Close.

Under the current Noosa Plan, the site is largely included in the Tourist Accommodation Zone with a small section included in the Environmental Management and Conservation Zone.

The public is able to have their say on the plans until August 18, via Noosa Council.
