With the beach just steps away and a thriving lifestyle precinct taking shape, Bask Bokarina is quickly becoming one of the Sunshine Coast’s most sought-after retail destinations.

The Gardner Vaughan Group (GVG) development will introduce 10 ground-floor retail tenancies to the evolving Bokarina Boulevard precinct – an area already home to cafes, restaurants and a Pilates studio.

GVG commercial sales executive Jason Martin said the chance to secure retail strata in the precinct was becoming increasingly rare.

Bask Bokarina comprises 135 apartments across two towers – Bask Midas and Bask Caretta – and marks the final apartment development within the Oceanside master-planned community.

Rising seven storeys above the street, the project places residents directly above the retail strip, creating a built-in customer base for operators while adding to the vibrancy of the broader Bokarina precinct.

Mr Martin said the vision for the ground-floor tenancies was to introduce fresh operators that complemented the businesses already operating along the boulevard.

“We’re looking to introduce new and unique businesses to the strip,” he said.

Bocca Italian opened along the strip in mid-2022 and has become a favourite destination for foodies.

While the mix of tenants is still evolving, Mr Martin said the team remained open to a variety of businesses that align with the area’s growing lifestyle focus.

“We keep an open mind, but traditionally you’ll see food and beverage, services and fashion,” he said.

“There has been strong feedback from local residents that they’d love to see an Asian food operator in the precinct.

“We’re looking for businesses that add to the lifestyle offering already developing along the boulevard.”

At street level, 10 new tenancies within Bask will add to the lively Bokarina Boulevard precinct.

Interest in the spaces has already been strong, with several tenancies secured or under negotiation.

“There are 10 shops in total, with several already sold, leased or under offer,” Mr Martin said.

“There are still some opportunities remaining, and we encourage businesses to contact us to discuss them further.”

Performax Pilates has opened a studio at 42 Bokarina Boulevard.

One confirmed tenant is Cornershop, an organic grocer created by the owners of Organika in Noosa.

The 240sqm space will combine a small cafe at the front with a full-service grocery store, adding another convenience for residents and visitors.

Mr Martin said the surrounding area would provide a strong customer base for incoming businesses.

“The Bokarina precinct will draw from quite a large surrounding area,” he said.

Retail spaces are expected to be ready for their new tenants later this year.

Beyond the immediate Bask residents, the precinct is surrounded by several other apartment developments, townhouses and established residential neighbourhoods, along with the nearby Sunshine Coast University Hospital.

Mr Martin said the location’s natural setting was another major drawcard for operators.

“It’s a lovely environment to be in,” he said.

“You’ve got the beach close by and a park across the road, which creates a fantastic setting.

“The demographic down there is very healthy and vibrant, which suits lifestyle-focused operators.

“It’s simply a lovely spot to be.”

Construction is progressing, with the retail spaces expected to be ready for their new owners later this year.

“The shops are expected to be ready for their new owners in quarter three this year,” Mr Martin said.
