With completion locked in for August 2026 and just a few premium apartments remaining, time is running out for buyers to secure residences in one of the Coast’s most tightly-held beachside addresses.
The once broad offering at Bask Bokarina by Gardner Vaughan Group (GVG) has narrowed to its final opportunities. The project has just reached its “topping out” stage, marking completion of the highest structural point of this residential enclave on Bokarina Boulevard. Residents who have already bought off the plan are expected to move in this spring.
For developer GVG, this construction milestone signals both delivery certainty and growing urgency.
“It speaks to our ability to deliver a project successfully and importantly, it instils trust in our buyers,” said commercial director Sam Gardner.
“The scaffolding is now being removed, allowing you to see the beautiful facade and finishes and visualise the final product.”
Comprising 135 residential apartments across two building towers, Bask Midas and Bask Caretta, it’s the last apartment development within Stockland’s Oceanside master-planned community. It rises seven storeys above a ground-floor retail strip housing 10 commercial leases. The residential component is now 85 per cent sold, leaving a limited release of three and four-bedroom apartments.
Three-bedroom apartments start from approximately 120sqm internally, while four-bedroom residences extend up to 230sqm internally. Oversized balconies – ranging from 15 to 56sqm – expand the living zones and reflect the project’s emphasis on seamless indoor-outdoor living.
Mr Gardner is keen to dispel the common misconception that late-stage stock equates to “leftovers”.
“What we have remaining is actually a diverse selection of floorplans,” he said.
“There’s variety in layout, aspect and size, across both three and four-bedroom configurations. These are generous homes designed for owner-occupiers, particularly downsizers who don’t want to compromise on space.”

Mr Gardner described it as “the final piece of the puzzle for the precinct” as no further apartment projects are planned for the area.
“Once Bask Bokarina is complete, that’s it for new apartment supply in this immediate area. For buyers who have been watching the evolution of Bokarina, this is their last chance to be part of it.”

Lifestyle remains central to the project’s appeal. At ground level, the retail offering is now taking shape, with two key commercial tenants secured.
The first is Cornershop, an organic grocer created by the owners of Organika in Noosa. Taking 240sqm, Cornershop will combine a small cafe at the front with a full-service grocery store.
“The idea is convenience,” Mr Gardner said. “Being able to walk downstairs for a carton of milk or fresh bread is something that’s been missing along the strip. This will service owner-occupiers, long-term tenants and even short-stay visitors.”

Above the retail level, the podium connects the two residential towers and houses the project’s resident-only amenities. Positioned predominantly on the northern side to maximise sunlight, the space includes a heated swimming pool, a fully-equipped airconditioned gym, fire pit zone, children’s playground, open-air barbecues and climate-controlled dining areas. Herb and vegetable gardens will add a communal aspect to the final landscaping.
Bask Bokarina has attracted a significant number of repeat clients from neighbouring developments including Zinc, Azure, Siena and Oceanus within the Bokarina precinct. Of the 116 contracts exchanged to date, 20 are repeat or referral buyers – a statistic Mr Gardner describes as the highest compliment.
“We’re not selling T-shirts,” he said.
“For most people, this is the biggest financial decision they’ll make. When they return to purchase again or refer friends and family, that tells us we’re delivering on our promises.”
