A leading prestige property agent has outlined why a small ‘tucked away’ street has emerged as one of the Sunshine Coast’s most coveted locations.

Reed and Co. Estate Agents director Adrian Reed said Wyuna Drive at Noosaville has emerged from the shadows of some of Noosa’s more renowned areas.

The 750m circuit at Noosa Heads has about 60 homes, on an island fronting Weyba Creek. It’s less than 5 minutes’ drive from famous Hastings Street and Noosa Main Beach but it’s set back from main roads and there are views of greenery on the opposite bank.

It was recognised as one of the top-10 most expensive streets in the region, with a median sale price of $6 million, in 2014.

“It’s in an interesting spot,” Mr Reed said.

“People are seeking the benefits of living on the river but in a more secluded or private position. This is certainly that destination. A lot of people who want permanent residences are tending to gravitate towards the area.

“There’s been a series of sales around $10 million for land, for people wanting to build their own luxury homes. People are seeking positions of privacy, so it’s a pretty desirable part of the world.”

He said Wyuna Drive was now being mentioned in the same breath as some of the region’s real estate hot spots.

“The waterfront is highly exclusive. It’s the thin air of property in the Noosa marketplace.”

“Noosa Sound, Little Cove and Sunshine Beach are known for being some of the most prestigious property in the country and this (Wyuna Drive) is certainly right in that realm.”

Two homes to recently hit the market there are expected to draw huge offers.

No.71 and No.41 have attracted interest from prospective buyers from interstate and overseas.

The former, a new build with four bedrooms, four bathrooms, two car spaces and a jetty, is expected to sell for more than $17 million.

No. 71 Wyuna Drive has uninterrupted views of nature but is only moments away from Hastings Street.

It was created by “a great combination of” Paul Clout Design and Hong Henwood Interiors Design, and was called Casa Luca, which means house of light.

“What makes it special is the body of water you look over,” Mr Reed said.

“You can’t see another home.

“It’s hard to imagine you can walk to Hastings Street and have a position that gives you 100 acres of natural outlook without built form anywhere in view.

“It is supreme for privacy. There’s not a lot of boat traffic that makes its way around to that part of the river, so you get the wonderful natural outlook while retaining a very private position on the waterfront, which is quite unique.”

He emphasised the style of the Master Builders Regional Award-winning home.

“There’s lots of beautiful glazing, natural light, a pool in the central courtyard and level finishes that are top tier. It’s fully tiled, has home automation, is beautifully fitted out and it has a lift. It’s built to an impressive standard.”

It’s being sold by luxury property developers.

No.41, with four bedrooms, three bathrooms, two car spaces and a long jetty, is set for auction on February 4.

“Its position is fairly special,” Mr Reed said.

“You’ve got an east-to-north orientation, which is superb for morning sun and cooler afternoon sea breezes, so it’s probably an ideal position.

“It’s got a natural outlook, and the house has been extensively renovated and upgraded.

No. 41 Wyuna Drive also has a natural outlook.

“The house also has approval for letting, which is becoming quite scarce in Noosa.

“That combination of position, renovation and short-term letting makes it a special offering.”

The 609sqm property is being sold by Australian expats who have used it as a holiday destination for some time.

Sunshine Coast News estimates it could sell for more than $12 million.
