Two Sunshine Coast suburbs have emerged as standout performers in the latest statewide sales data.
The Quarterly Market Update from prop tech firm InfoTrack shows Buderim re-entering Queensland’s top 10 suburbs for house sales between July 1 and September 30, after failing to make the list last quarter. It appeared in sixth.
Meanwhile, Maroochydore was the region’s sole entry in the top 10 list for unit sales, rising from ninth to sixth place.
InfoTrack chief operating officer Lee Bailie said both suburbs exemplified the growing demand for lifestyle-led property across the state.
“The Sunshine Coast is seeing increased demand for lifestyle-led property, evident in both Buderim’s return to the top 10 for house sales and Maroochydore’s strong performance in the unit market,” he said.

“Buyers are prioritising coastal locations that offer quality amenities, future growth potential and a balanced lifestyle.”
Mr Bailie said the region’s momentum was being fuelled by a mix of lifestyle appeal and major infrastructure projects.
“Significant infrastructure investment such as the city centre development, private hospital and a steady pipeline of new unit developments makes it particularly attractive to both owner-occupiers and investors,” he said.
“Buderim offers a rare combination of proximity to the beach, housing affordability compared to other Sunshine Coast suburbs, and access to quality amenities.

“Maroochydore’s rise from ninth to sixth place highlights its growing status as a lifestyle destination. Ongoing urban development continues to enhance its liveability and long-term investment appeal.”
Beyond the Sunshine Coast, the latest data also shows strong performance in the northern growth corridor between Brisbane and the Coast.
“We are also seeing demand in the northern corridors of Brisbane to the Sunshine Coast, which sees Caboolture and Morayfield in the Top 10.”
Topping the houses list for the second consecutive quarter was the Ipswich suburb of Springfield Lakes, with nearby Redbank Plains in third. The Moreton Bay suburbs of Caboolture (second), Morayfield (fourth) and Burpengary (fifth) continued to perform well, as did the Gold Coast’s Pimpama (seventh), Ormeau (eigtht) and Upper Coomera (ninth).
For unit sales, the Gold Coast continued to dominate, claiming five of the top 10 suburbs, with Surfers Paradise on top.
Mr Bailie said the InfoTrack rankings are based purely on sales activity rather than suburb size.
“The Property Market Update tracks the suburbs with the highest volume of sales through InfoTrack per quarter. The data is sales focused and does not look at suburb size,” he said.
Statewide, houses continued to dominate property transactions in Queensland, accounting for 61.8 per cent of all sales in the third quarter — up from 60.96 per cent in Q2 and 60.46 per cent in Q1.
