A large site with development approval near the heart of the Sunshine Coast is on the market.

The 3589sqm property at 2-10 Maroochy Boulevard – being sold under lender control – is in a prime position close to Sunshine Plaza and the Maroochydore city centre.

The land has approval for a childcare centre, medical facility and office space. There is also a partially built basement car park.

It was billed as Stage 3 of the Emporio complex, developed by Emporio Fiduciaries Pty Ltd.

SPA Investments Pty Ltd is listed as the mortgagee in possession and is handling the sale, with Colliers presenting the property to the market.

The property is close to Sunshine Plaza and the Maroochydore City Centre.

Colliers did not comment on the sale, but the property information memorandum hailed the site’s location and the sale is expected to attract significant interest.

It stated that prospective buyers could make the most of the existing approvals – for a 99-place childcare centre over 555sqm, a medical facility over 208sqm and office space over 2139sqm – or do something different.

“Prominently positioned within Maroochydore’s rapidly evolving CBD precinct, this high-profile corner site offers immediate development potential with existing DA approval, as well as a variety of other alternative uses presenting a fast-track opportunity to capitalise on the Sunshine Coast’s growth trajectory,” it said.

“(There is the) potential to proceed with the existing development approval or look to amend the design to introduce alternative uses, including apartments, motel, showroom, indoor recreation and restaurant, which are compliant uses (subject to council approval).”

There is development approval for a child care centre, medical facility and office space.

The memorandum said the site, which is by a crossroads with Emporio Place and Plaza Parade, also came with significantly discounted infrastructure charges.

Expressions of interest close on September 17.

A nearby site on Maroochy Boulevard was approved for a showroom earlier this year.

Lot 409 Flinders Lane, a 6066sqm block on the corner of Sunrise Drive, changed hands for $12.75 million just prior to the development approval being granted subject to conditions in mid-April.
