A “first of its kind” duplex built using a concrete tilt panel process is setting a new benchmark for luxury living.

Steps from the beach, the high-end property has been designed to deliver strength, style and sustainability thanks to its “commanding” construction process.

Located at 2/22 Petrie Avenue, Marcoola, the duplex blends industrial with modern coastal design for a durable and striking finish.

Thomson Estate Group director Ben Thomson said tilt-panel concrete was predominantly used for large-scale commercial builds, with this the first residential duplex from Marcoola-based MLK Concrete.

The tilt-panel construction process occurs when large concrete wall panels are cast horizontally on casting beds, cured, then lifted into a vertical position using a crane to form the exterior walls

“Everything was built on the block of land that the home sits on,” Mr Thomson said.

The duplex was built using concrete tilt panels.

“It’s certainly not a standard level of construction. It’s a high-end level of construction that hasn’t been seen before.

“We are excited that we are the first to represent this duplex and bring this to the market, being the first of its kind.”

Mr Thomson said the property was designed to withstand the coastal environment while offering “excellent thermal and acoustic performance”.

“Unlike traditional timber or brick builds, tilt-panel concrete offers superior strength, fire resistance and long-term stability, ensuring minimal maintenance over time.

The outdoor area includes an alfresco deck, plunge pool and landscaping.

“The solid walls help moderate internal temperatures year-round, reducing energy costs and enhancing comfort, while also providing excellent sound insulation.

“This makes it ideal for both privacy and peace of mind in a tightly held beachside enclave.”

The Roonsleigh-built three-bedroom, two-bathroom duplex boasts refined elements and high-end features, including a knotwood timber facade that brings a natural warmth to the architectural form.

The kitchen anchors the heart of the home with polished stone benches and a butler’s pantry.

The open-plan living and dining space opens out to a private covered east-facing alfresco deck, built-in barbecue area, plunge pool and well-designed, low-maintenance garden from Disc Landscapes and Constructions.

Upstairs are three generously sized bedrooms, including a master retreat with a walk-in robe and ensuite, plus a bathroom.

A skylight brings natural light into the property, while helping thermally insulate the walls year-round for a cool home in summer, and warmth in winter.

An upstairs bedroom.

Located in a quiet, tightly held street, the property is close to cafes, walking tracks and the beach.

Mr Thomson said this was a “rare offering” that delivered strength, style and sustainability in equal measure.

“It’s perfect as a permanent residence, luxury weekender, or high-performing investment in one of the Sunshine Coast’s most desirable beachside pockets,” he said.

No.2/22 Petrie Avenue, Marcoola, is open for expressions of interest.
