A penthouse in an iconic beachfront building has sold for the first time in 40 years.
Apartment eight in the Parkyn Place building – affectionately known as the “Cheese Block” – at 52 Parkyn Parade, Mooloolaba, has been in the same family since 1985.
The penthouse was on the market for 33 days and received more than 150 inquiries from qualified buyers, with over 70 people inspecting.
The property was sold by Grant Whisker from Whisker Coastal Property for $4.25 million.
The successful buyer was a local man who purchased the penthouse unconditionally, a sign of the ongoing strength of the Sunshine Coast property market.
“This penthouse is unlike anything else on the Mooloolaba Spit,” Mr Whisker said.

“Built across two levels, it offers uninterrupted 360-degree views stretching from Point Cartwright around to Noosa, and back towards the Glass House Mountains and hinterland. No other residence on Parkyn Parade can boast that breadth of outlook.

Mr Whisker said the penthouse had been owned by two generations of the same family since 1985.
“After enjoying the property for 40 years, the family felt it was time to let go and pass the baton on to a new custodian who could continue its story,” he said.
“For them, it was as much about timing and legacy as it was about the sale itself.
“This isn’t just a property sale – it’s a piece of Mooloolaba history turning a new page.”

Occupying the top two floors of the building, the penthouse features an open-plan living, dining and kitchen area designed to capture the outlook across the Mooloolah River, beaches and north to Noosa.

Mr Whisker said the Mooloolaba apartment market has experienced strong growth over the past 12 months.
“The median sale price for units and apartments has risen by more than $133,000 – an increase of just over 16 per cent,” he said.
“At the same time, apartments are being held more tightly than in previous years, resulting in less stock coming to market. In 2024, the number of units and apartments available in any given month has ranged from 31 to 44 listings, compared to 44 to 88 listings per month in 2021. This reduction in supply is fuelling competition among buyers and supporting price growth.
“Surrounding suburbs are showing similar upward trends. Units and apartments in Buderim and Mountain Creek have each recorded gains of more than 10 per cent in the past year.
“The housing market in Palmview, Bli Bli and Rosemount has also demonstrated impressive growth, with median sale prices rising by over 11 per cent in the same period.”
