A childcare centre that could accommodate up to 250 kids has been proposed for part of a huge parcel of land in a master-planned estate.

A development application has been lodged with Sunshine Coast Council on behalf of LCA Palmview Pty Ltd seeking approval to establish the centre on Peter Crosby Way in the Harmony estate at Palmview.

The centre would be located on a 8683sqm part of 142-hectare site owned by the applicant opposite the Palmview education precinct, which comprises Palmview State Primary School and Palmview State Special School.

Plans by Marlowe Architecture indicate the centre would have 15 activity rooms and three outdoor play areas, a cafe, reception, staff room, kitchen, laundry, arts room, ‘think tank’ area and multiple sleeping rooms.

The building would have a gross floor area of 2079sqm and be limited to a maximum height of 13.5m. The proposed outdoor play space would cover 1751sqm.

A total of 77 car parks would be provided, with access via a new road to the north of the site.

The centre is proposed to operate from 6.30am to 6.30pm and employ 41 staff.

A town planning report by Innovative Planning Solutions provides more details about the proposal.

“The overall built form comprises a single-storey construction and incorporates high-quality modern building character elements reflective and consistent with the emerging the surrounding locality,” it states.

“The proposal will provide necessary services for the local community that are otherwise not fully catered the current demand within the Palmview locality.

“The proposed development is considered to be appropriate as it represents an efficient use of the land for urban purposes and achieves a compact form and density anticipated for the site.”

It is understood LCA Palmview Pty Ltd is linked to Living Choice Australia, which has retirement villages across three states, including at Twin Waters and Kawana Island.

It is also behind plans for a multi-block, four-storey complex at Sunshine Cove that was approved in June.

Last year LCA Palmview Pty Ltd sold 33 hectares of nearby land to developer Peet Limited for $56 million.
