A run-down brick home that has stood for more than six decades could be demolished to make way for a new development.

An application has been lodged with Noosa Council to redevelop a site near the Noosa River with a contemporary duplex.

Located at 9 George Street, Noosaville, the 666sqm property was last sold in September 2023 for more than $2.32 million.

The development application, lodged on behalf of 20 Williams St Development Pty Ltd, seeks to demolish the existing three-bedroom, two-storey house.

It proposes to build a dual occupancy with living spaces, garaging and a pool on the ground floor, plus three bedrooms on the upper level of each townhouse.

As part of the application, it also seeks to reconfigure one lot into three for community title.

A planning report submitted by Pivotal Perspective outlined that the development design would have an “attractive built form” to contribute positively to the surrounding development on George Street.

“The design incorporates a mix of materials to add visual interest in accordance with the requirements of the Medium Density Residential Zone code,” the report stated.

“This is achieved through variations in (the) front facade and five-degree pitch roof form and the use of timber and muted environmental colour tones.

“The facade is well articulated and includes vertical and horizontal elements.”

According to the report, some trees will have to be removed to make way for the duplex.

“The proposal seeks to clear the two large existing trees on the site including the 8m melaleuca at the rear of the site … and a 20m blue gum in the front of the site,” it says.

An associated operational works permit for landscaping, access, car parking, earthworks and stormwater has also been submitted as part of the application.

The developer, 20 Williams St Developments Pty Ltd, is registered as a Victorian-based company under the Australia Business Register.
