A renowned business executive has plans to build a stunning residence in one of the region’s most prized locations.

Former Virgin Australia CEO Jane Hrdlicka, who is now the Endeavour Group CEO, has submitted a development application to build a hillside mansion above Little Cove at Noosa Heads.

No.3 Allambi Rise was purchased for $16.9 million last year.

The 885sqm property has a decades-old three-storey house that would be demolished to make way for a sophisticated home with four bedrooms, gymnasium, games room, kitchen, living and outdoor living, terrace and swimming pool.

The planning report, prepared by Pivotal Perspective, stated that the planned building would suit the area.

“The proposal retains mature vegetation and is similar in scale to the existing dwelling, as well as the surrounding development,” it stated.

“The proposal sits comfortably on the site with little impact on the surrounding area.”

The report stated that the house would be just above the height limit but it would have no adverse impacts.

“The design slopes down the hill and presents as two storeys to the street and is well below the existing height of vegetation within this part of the street,” it stated.

“Only the outer edge of the roof form exceeds the 8m height limit with the overweight extent of the building not obscuring views from neighbours across the street or adjoining.

“The 600mm encroachment is appropriate for the steeply sloping site and is consistent with the adjoining developments along the western side of Allambi Rise.”

A small part of the home would be located on a slope greater than 33 per cent but the the planning report stated that the proposal represented an “appropriate design response”.

“The building steps down the slope, with the pool below the main house level and stairs finished in stone following the land’s contours,” the report stated.

“The proposed materials and finishes complement the natural setting and skyline, particularly when viewed from high amenity areas along main beach.

“The application includes an arborist report indicating the trees to be retained to partially screen the development.

“The building will not readily be seen behind the existing retained trees on the site.

“The proposal represents an appropriate design response for the steeply sloping site that considers the surrounding important context and vegetated backdrop the site presents to Noosa Main Beach.”

The current home at 3 Allambi Rise was built in the 1960s and the property was held by a Melbourne family for 49 years before it was sold last year.

Sunshine Coast News asked Pivotal Perspective for comments from it and/or Ms Hrdlicka, who last year stepped down from her role at Virgin Australia after almost four years at the helm. She was appointed CEO of retail drinks and hospitality giant Endeavour Group early this year.

This publication also sought comments from leading real estate agent Tom Offermann.

He told SCN last year, when the site was sold, that properties in the area were like gold.

“Noosa has become a top tier national and global destination, and its real estate market is simply unstoppable,” he said.

He said the auctions of No.3 Allambi Rise and at No.38 Seaview Terrace, which went for $13.1 million, were “electric” last year.

“Both had high numbers of spectators, and each had five bidders, who knew this was the time to step up and make it theirs,” he said.

“My team and I fielded around 500 enquires throughout the campaigns which underpins the staggering interest in Noosa property.”
