A waterfront site nestled between two high-rise buildings could be redeveloped into a new residential tower following an application to a local council.

The material change of use application is seeking to build an eight-storey apartment complex at 116-118 Duporth Avenue, Maroochydore.

Two single-dwelling homes are currently located on the 1378sqm block, which is 15 metres wide and sits between the existing Trafalgar and Botanica apartments.

Adams and Sparkes Town Planning submitted the application to Sunshine Coast Council on behalf of the applicant, Scott Property Group.

A town planning report stated the building would be 25 metres high and include one apartment on each floor, plus communal outdoor areas.

“The development comprises eight units in total, each containing four bedrooms, four bathrooms plus powder room (and) three living areas, together with front and rear terrace/balcony areas providing seamless integration between indoor and outdoor living to take advantage of the site’s riverfront location,” the report stated.

“A communal recreation building is proposed towards the front of the site and will contain a mix of indoor and outdoor facilities including a rooftop pool, seating and barbecue areas, sauna, steam room, amenities, entry lobby/lounge area and shared meeting/office space facilities.”

The development would also include a basement level with 20 resident car spaces, two motorcycle spaces and one visitor space, plus storage and services.

Access to the development is proposed via a new driveway crossover off Duporth Avenue, which extends into the site before descending to the basement.

The design will emulate “contemporary coastal themes” using neutral tones for the residential tower plus lightweight timber and cascading plants and landscaping throughout the communal area.

“The proposed development presents a high-quality architecturally designed outcome encompassing contemporary coastal themes and attractive landscaping to visually integrate the development with the streetscape and surrounding locality,” the report stated.

The site is in the high-density residential zone and is within the boundaries of the Maroochydore/Kuluin Local Plan Area.

The application requires referral to the State Assessment and Referral Agency as the site is within close proximity to Duporth Avenue, which is a state transport corridor.

According to the Department of Transport and Main Roads, Duporth Avenue is part of the Maroochydore-Noosa Road Route Strategy and Link Plan, which encompasses the 28km road network from Maroochydore to Peregian Springs.

The development application is code assessable and not subject to public notification.
