Revised plans for an integrated tourism accommodation development with almost 100 units at a popular resort have been submitted, after feedback from council.
Cube Developments has responded to Sunshine Coast Council with its latest plans for the two-storey PALMS project, which it says will “redefine luxury, low-maintenance living” at Golden Beach.
Designed by respected local architects JSTN, the project will now feature 96 apartments in the Oaks Oasis Resort on Landsborough Parade.
Previous plans, submitted in July last year, included plans for 98 permanent and short-term accommodation apartments, with residents having full access to the Oaks facilities.
The council sent an information request later that month, identifying 29 points in the development application that needed addressing.

A response submitted by Project Urban on behalf of Cube Developments on May 27 outlines the revised plans, including the reduction in the number of units.
Among the concerns identified by the council was the original proposal’s “presentation of mass and bulk of the development, particularly where addressing the street frontage”.
The response states: “Amended architectural drawings illustrate that two units have been removed from the Landsborough Parade frontage. Building lengths and massing configuration along Landsborough Parade have reduced as a result of this reduction.”
The council also said access to the new development should be via North Street, rather than Landsborough Parade as planned.

But traffic consultants PTT state in the response that the proposed Landsborough Parade access would provide “safe, well-designed ingress and egress with adequate sight distances, suitable for the expected vehicle types and volumes”.
Other identified issues regarding communal open space, unit operations and management, site cover, flooding, stormwater, parking and waste management are also addressed in the response.
Cube director Scott Juniper said the project would elevate the destination’s economy and tourism appeal.
“With the construction industry facing increased pressures on multi-storey residential developments, we expect this low-scale density development to fill a niche in the market,” he said.
A press release said the project would feature a unique terrace design and coastal aesthetic finish, offering a mix of two and three-bedroom apartments, catering to diverse lifestyle needs.
“Given the track record of our previous releases, PALMS apartments are expected to be in high demand. Once approved, stock will not last long,” Mr Juniper said.
PALMS would follow in the footsteps of Cube Developments’ One Prosperity Birtinya, which sold out $28 million of apartments within three months.
It’s proposed that the resort’s existing playground, mini-golf course, jumping pillow and tennis court facilities be relocated, and that changes are made to the waterpark, to essentially make room for the development.
